You may want to check out Santiago Financial, they are based in Orange County, CA. If they can't finance you they may know of another lender that can.

Manufactured home loans are generally available for homes built after June 1976. Are you working with a Realtor? Or working with a seller directly? Realtors have lenders they can recommend who have experience with closing manufactured home loans. Some older manufactured homes may not qualify for financing because of the condition of the home. Newer manufactured homes will be better insulated and conform to more modern building codes and then have better resale value.

Mendo/Lake Credit Union states on their site that they will finance the purchase or refinance of manufactured homes installed in established parks of 25 spaces or more and that are a model year of 1977 or newer. Try a web search for "lake county loans for manufactured homes" or something similar, there are probably other lenders who do the same. Also, according to the HUD website: Under the Title I program, FHA approved lenders make loans from their own funds to eligible borrowers to finance the purchase or refinance of a manufactured home and/or lot.
