Florida with its large coastal line and warm client is the perfect choice, however for warmest weather in February look into cities or communities south of Orlando. You should also consider your life style, what ammennities besides the beach you would like to enjoy during your stay? all of our beach areas are costly and beautiful. Florida with its large coast line, is the perfect pick. However, for the warm weather in February any city or town south of Orlando would be your best choice. In February all of South Florida could have a cold day or so, but that is about it... max a week. Your best choice would be the city that would fit your life style, only by speaking to you I could make a recommendation, I could also recommend the best Realtor serve you in the community of your choice. Cape coral, great for Europeans and US families and retirees. Very popular, quieter, less traffic than Miami, close to beaches, including Sanibel, Ft Myers, Naples and Bonita Springs. Day trip for Tampa, Miami or Orlando. Perfect for vacation
Miami Beach area is great. Since it's the world's destination, finding a tenant when you're not using it are easily found.
Hollywood Beach is a great family beach area!!

I would recommend a condo or townhome on the SouthEast side of Florida! Most people fear it is too expensive to move near Fort Lauderdale or Boca Raton, but there are opportunities all along the coast that will provide you easy access to the beach! The southwest florida area is really nice. The prices on this coast are very affordable compared to the rest of Florida. You could easily find a beautiful single family home in Cape Coral for 250K or a condo in Fort Myers in that price range.
South East Florida have amazing beaches and in Fort Lauderdale there are beautiful beaches and an airport but quite honest with a budget of $250K you will not be able to purchase a single family home close to the beach in this area, but maybe a townhouse or condo. Hi Maryna, So glad you asked this question! St. Augustine, the Nation's Oldest City is a great pick for perfect mix of history, beautiful beaches and banner blue skies in February! Our prices are reasonable, and you can purchase either a full-time residence or condo that you can use as an investment property for the price range you mentioned. We are 1 hour from the Jacksonville International airport, and Daytona, and only 2 hours from airports and all attractions in Orlando.
