If a seller backs out of a signed contract without buyer cooperation, what recourse does buyer have?

Seller asked for more time, wanted to see clear title and now has backed out all together.

Also, talk to the realtor, maybe buyer and seller can resolve without having to go thru legal option.

Good Day, If the seller has breached the contract there is recourse the buyer can seek but you will need to seek the advice of a local attorney to see exactly what options would be available to you.
