Buying a house in Aberdeen, WA. I'm paying all cash. Seller has signed off on final price. How can I make sure the closing is quick as possible?
inspection done. final offer signed off by me and sellers. Agents are a little lax time wise. What can I do to make speed up closing? house needs some work and I want it started before Memorial Day.

If your cash offer includes any contingencies they will usually lengthen the time it takes to close. If you are not requesting an appraisal, or an inspection, as well as not requiring any updates or fixes from the current owner; Then you two simply need to set a date.
Talk with your agent. Ask them to write an addendum changing the closing date to what works for you. You can close on what ever date you and the seller both agree to, as long as the escrow office can get all there stuff done.
