Even the smallest of defects on a new construction house or a used resale house can end up costing a buyer thousands of dollars $$$ after the closing. Not only is Rich a licensed Home Inspector who has taken more courses than required, but he also has studied manufacturers installation instructions and familiarized himself with Florida Residential Building Codes. Rich uses those skills to advise the buyer on issues the house may have.

Rich also attends various Home Inspections whether it's the slab foundation stage, the framing (pre drywall stage) or the completed house stage. He looks around with the home inspector on site and advises the home inspector on issues he sees as well. This often results in 20 to 80% more defects found and added to the inspection report.

Most home buyers rate Home Inspectors(and other professionals like Realtors) based on personality not skill. This is because the home buyer themselves does not understand residential construction. They have no way of evaluating if the home inspector was any good or not. Having Rich ensures on the skill level and a higher standard is met. Rich will also meet with builder construction managers and email construction managers at builders to point out issues and defects found.

When purchasing new construction the builders include the Real Estate Agents commission in the price. Its use it or lose it.
