Some landlords are looking for at least a 580 which would qualify for an FHA loan, others higher. Sometimes
a low credit score would enable you to pay several months ahead. Also steady income and longevity
at job. A letter from employer stating salary is also a plus. When credit reports are pulled, there is also
a criminal report. I recently had someone with high credit, but several criminal charges. He was turned
down. I also had some with not-no-great credit and he paid a year up front.
An inspection is to insure that the components that are supposed to be working are in working order. It
is not to point out cosmetic issues. Items of interest: appliances, plumbing, heating and air, code issues,
hot water heater. Other items of interest could be roof, water issues, mold issues. Usually an inspection
if he suspects some of the problems will recommend and expert in the field to examine.
