Gary was VERY busy closing our short sale in the background. He handled everything and we only had to worry about how neat our signatures were. We chose Gary because of a recommendation from a friend. As first time home buyers we weren't sure what to expect. He helped educate us through the process and reminded us not to get too caught up in the frenzy of home buying. He is knowledgeable in many aspects of construction, legal, best methods, and advised us in these areas so we were able to be fully informed when we finally chose our house.

I have known Gary Livingood for over 20 years. He is very bright, professional and determined. When he takes on a task it is with confidence and diligence. Gary is a truly genuine person who has enhanced both my personal and professional life. His leadership skills are unmatched and his ability to work as a team with others is a large part of his success. Gary also never takes on a project half heartedly. Gary Livingood was fantastic to work with. He possesses many characteristics that I found helpful throughout the selling process. Let me begin by saying I had never sold a property before February 2018. Here are things I liked about working with Gary: 1. He took time to explain the whole buying and selling process and what I should expect. 2. He was very knowledgeable and willing to share what he knew and was patient when answering many, many questions. 3. He is very friendly and I believed, from the beginning that he had my best interests at heart. 4. He has a great sense of humor and, when the situation was stressful, we could share a laugh and lighten up the mood. 5. He is highly ethical, works hard on behalf of his clients, and exhibits a high level of personal and professional integrity. 6. He reminded me to breathe when I was getting impatient with the process. This may sound like a small thing, but it was a huge benefit to know there was someone who empathized with my emotions (I was selling my deceased Mom's condo) and was compassionate. 7. He is very prompt in response to phone messages and emails. I cannot say enough about how great it was to work with Gary, but I would have given him more stars on the rating if that had been possible. Gary wants his clients to be happy because he gets a sense of satisfaction of doing his job well and creating a win-win situation for both the buyer and the seller.

Having known Gary Livingood for over a decade, and working with him in various situations both Real Estate and Home Development, I would say to anyone that if you are looking for someone who is trustworthy, fair-minded, able to see both sides of a situation (seller/buyer, etc.), and will bring expertise to YOUR particular needs, Livingood is your man. Knowing that HE knows -- from his own experiences -- the ups, downs, ins and outs of real estate, property management, and working through estate closures gives me the confidence to work with him.

Gary caught my attention even before the condo was put on the market...my Aunt had recently passed away and he was familiar with the condo and the location...I received a Personal Hand written note of condolence in December and then another one a few months later...each time he indicated his knowledge of the homeowners regulations and would be happy to discuss with us his thoughts on the property value and how he would market our condo. Gary came very prepared, with comps in the area, but more importantly he is a very calm, knowledgeable and non aggressive individual who was willing to sit with us and answer all of our questions, willing to share his knowledge without having us sign a contract with him prior to listing the condo. He impressed us greatly with his plan for showcasing and selling our unit, agreeing that he would not push us to accept any offer we were not comfortable with or committed to. He kept us in the loop from the time the condo was listed for sale, until it sold - only two months later. He was a delight to work with and I would highly recommend anyone looking for an honest man with integrity, you will find him in Gary. Linda Green

Gary is too good to be true! We're leasing our home for the first time and Gary has taken care of everything. He took the time to explain the entire process. He's patient. He's professional. He does what he says he'll do. We're now 3,000 miles away from our beloved home, and we rest easy at night knowing that Gary is taking care of our home and our tenants.
