Hi Marcia! That is a great question...I would suggest visiting with a few Realtors until you find one you feel comfortable working with. Then, the Realtor will setup the appointments, show you the properties you're interested in and perhaps find some you may not have known about and then they will write up your offer, and get you through the entire home buying process. We also can refer you to a lender, home inspectors, etc. If you are wanting to purchase a home & move in 9/1, it does typically take 45-60 days to close, unless of course, you are paying with cash, then you can close in a couple of weeks. It will depend on a few factors.
Foreclosed homes are listed for sale like any other property. Any agent that is a member of the Billings MLS can show you any actively listed property. Foreclosed properties are listed with various agents in the area. Different agents work with different banks. When you do find a home you would like to make an offer on, you would have the agent that showed it to you write it up and present it to the listing agent.
