Certainly you have read countless profiles, looked at hundreds of properties and by now are trying to figure out which agent to work with. You'll read headlines such as "I'm the number 1 agent, I've been in the area for my entire life, etc." and you wonder who to work with.
The answer is that you want someone who is focused........on you.
Face it, the only transaction you care about is yours. You want an agent that is totally focused on you and your needs, one that returns your phone calls, emails and keeps you informed throughout the process. We're talking about a lot of money here and you want your agent to be as careful with it as you are, even more so. You don't want to have to chase down your agent to find out what's going on. They should know and, more importantly, get you information before you have to ask.
Look for an agent that is local, one that is 100% dedicated to real estate, that it is not some part time hobby. One that goes out weekly and previews new listings and that has actually been in the homes, not just looked at them on the MLS. One that does open houses. One that has accountability. One that thinks "out of the box."
Buyers do not have to pay for the services of an agent. It's totally free. Yet, you still want someone that has your best interests at the top of their priority list.
Sellers, on the other hand, need to be very selective when choosing an agent. You're actually paying for those services. Read through some of their property descriptions, after all that person will be promoting your home. Make sure they can spell, use descriptive wording and "sell" your home in print. One that employs the services of a professional photographer. Those pictures, and more importantly, that "virtual tour" experience sells your home. Make sure the agent is "available" to show your home. Open houses are another selling point. Your don't want a "weekday" agent, who doesn't work weekends. In a resort community such as ours, that's when visitors are up here looking at open houses.
