Unfortunately, I have been unsuccessful trying to recoup money spent on inspections that were setup to fail (utilities not on, not rehabbed when it states it has been....). I now consider it a cost of doing business. Ohio is a "buyer beware state" which means it is up to the buyer to properly inspect the home. You will probably only be able to get your money back if the seller chooses to reimburse you out of pocket or if you work a deal with the inspector to use him on the next inspection if he will waive or reduce the cost of that inspection. The online values are based off of algorithms and can't be taken seriously.Answered: Aug 17, 2017In answer to: Will a Verification of Rent deny our loan?Try the email and try the phone. If the landlord doesn't reply then I would try the following. Did you send the rent check to an address when you were renting from that landlord? If so, send the VoR to that address marked as urgent with a personal message (personal touch goes a long way). If that doesn't work, search them on facebook, linkedin and any other social media sites. If you find them, then send them a message. You can also look to see if they have contact info listed on their social media accounts. If all else fails, go back to the lender and explain the steps you took. The only reason you would be required to have an appraisal on the house you are selling is if 1) The buyer's lender requires it (99.9% of the time they do) 2) The cash buyer requires it (most of the time they don't) or if you want it for piece of mind.... There are some very unique situations out there but this covers 95% of the norm... If you just need it for reference purposes then any licensed agent could pull comps for that time frame in that specific area to give you a rough estimate.
