She went above and beyond for a rental. Her patience and knowledge of the area was above par. She will not let you down in anyway. I have already referred her to family and friends. Thanks! :) Valentina Ogden Realtor, GRI Coldwell Banker Residential REAnswered: Aug 28, 2013In answer to: How can I get a Property Survey for this propertyGood Morning Valenton, Thanks for posting your question on homes Please make sure to provide an address on the property. As a general rule, if you are the person buying this property, you can ask the seller if they have a copy of a previous survey or you can pay to have a title company order a survey on the property on your behalf prior to closing. If you do that, the your title insurance will include more protection against any claims arising from property lines, so it is highly recommended to do a survey for single family homes. Since I don't know the specifics or your situation that's a general answer. Hope this info helps! Buying a house can be stressful if you don't have a knowledgeable team on your side. Before you start looking for a house, interview a few real estate agents and get a feel for who you think would be a good match with you in terms of personality, knowledge and work ethics. Also, nake sure they are familiar with the area you want to buy. Every realtor in this site will soon be approaching, stay calm and choose wisely. It is put to you to pick the right person to work with. He/she will be your guide throughout the home buying process. Hope you find this info helpful! Relocating to a new area can seem overwhelming a times. I understand your concerns about securing a job in Orlando before renting. However if this is not the case, then some landlords may require you to have proof of funds to pay rent for a few months and/or maybe pay some months if rent ahead. Each landlord will have a different criteria on how to handle heir application process. If you are looking to move to the southwest Orlando area, I might be able to assist you. Please email me or call me. You didn't provide a property address, however in general, whichever photos you see on the website are probably all the photos the listing agent took. A good tip for you to see the backyard or side view is to put the address on Google maps and the try to do a bird view. If you are looking to buy soon, your best route is to contact a professional realtor to guide you through the process. Find someone with experience and who you feel comfortable working with. You will also need to que pre-approved by a lender. Normally realtors can provide you with some mortgage brokers for you to shop around. Wish you much success! ;) Valentina Ogden Coldwell Banker Residential REAnswered: Jun 16, 2013Hi Mary, This is a great question. Thanks for posting it. First of all, as a general rule of thumb if you are using a real estate agent your total closing cost will be around 8 - 9% of the final sales price. On the Settlement statement (commonly known as the HUD) begin by looking at the second page. In this particular page, you will find your settlement charges. Some common settlement charges included but are not limited to doc stamps, doc recording, the broker's fee, estoppel fees and the title fees. Then, on page one of the HUD, you will find the mortgage payoff (if any), any HOA or tax proration, the total settlement charges from page 2 and any other unpaid charges by seller. It is always wise to consult with your attorney since each real estate sale can have its own specifics. If you have any further questions please don't hesitate to contact me. Hope this info was helpful; wish you much success! :) Sincerely, Valentina Ogden Coldwell Banker Residential REAnswered: May 8, 2013In answer to: how could I post my house for rentHi Claudia, Thanks for posting your question. Your best option is to either hire a realtor to market, screen and rent your property and then you can do the property management on your own or you could hire a property management to do everything from online and offline marketing, tenant screening, rent collection and property management and maintenance. Wish you much success on your investment property. Valentina OgdenAnswered: May 8, 2013Hi Katie, thanks for posting your question. The HOA dues on a condo can vary greatly from one place to another. It depends on the amount of amenities such as pools, tennis courts, landscape, playgrounds, gated, etc... Normally HOA can start around $125p/mo and much more. We also have short term rentals (which are weekly or nightly rentals) or long term rentals (normally 12-month lease or more). Hope this info helps! Having bad credit will definitely have a negative impact on you chances of obtaining a loan approval. But Loan officers will look; not only into your credit but also how much debt you might have and other financial factors. My suggestions is for you to contact a loan officer to guide you through; so you can start taking steps towards improving your credit history and increasing your chances of getting a loan approved faster. I work with several loan advisors that I can recommend you to. Please send me a private message. However, lenders will look to more than just your credit score. For example, how much debt do you currently have? How much funds have you saved for the down payment if your home? Also your employment history plays an important role. However, my best advice is for you to contact a local mortgage broker to obtain a preapproval letter for financing. If you need some lenders contact info, please email me or call me And I will be more than glad to put in touch with some reputable mortgage brokers... Also, it will depend on what type of loan you will be using (FHA, VA or Conventional). If cash, obviously the closing can be done in 2 weeks more or less.
