A relic of the 1904 World's Fair
World's Fairs have been notorious for their ambitious construction projects that get demolished or sit around and go into disrepair. But some of their relics are resilient to the passage of time, such as Academy, Saint Louis. "The main thing I like about the area is that it has so much character," says Realtor Lawrence Berry of the Welcome Home Realty Group, who has sold properties in and around the neighborhood for over eight years. "It's a community that is full of a mixture of really large multifamily and single-family homes, a lot of which were built in the early 1900s for dignitaries of the 1904 World's Fair."

Academy is a grid of residential streets built within major roads. The neighborhood starts at Delmar Boulevard and moves north. Over time, it has changed from what it once was, with a noticeable collection of vacant buildings and empty lots populating some blocks. But in between are many historic homes that compel developers to maintain and restore the neighborhood's historic splendor. Most are very large and come in a wide variety of architectural styles, such as Federal and Italianate row houses, Foursquares and even some Tudor styles with half-timber facades. Academy's buy-in is even more curious than its stock of houses, which is relatively affordable for St. Louis. Most homes sell for between $70,000 to $140,000. Some renovated properties are also relatively affordable. "You can get a 3,000 square foot home with three levels, five or six bedrooms, three or four bathrooms, with a nighttime loft for $400,000 or less," says Berry. "There's not many places in the city, or in any city where you can buy a house that large and with that many amenities for $400,000."

Adventures in former fairgrounds
One of the selling points of Academy is its proximity of less than a mile to Forest Park, the largest in the city. Once the fairgrounds for the 1904 World's Fair, today the park is a masterclass in urban parks with plenty of amenities, some of which were originally built for the Fair. Locals can go there to visit the St. Louis Zoo or the St. Louis Art Museum or break in a sweat at the park's tennis center or cricket field. But if they want something less crowded, Sherman Park forms the neighborhood's northern border and offers plenty of amenities, such as tennis and basketball. The park also has an indoor rec center with a pool, gym and boxing room for rainy day workouts, and hosts weekly activities for both adults and children.

Things are evolving in Academy as the city invests more in public infrastructure and commerce. "The landscape in Academy will be dramatically different within the next five years because St. Louis is investing in more amenities," says Berry. Right now, Academy is not a commerce hub, but according to Berry, "The community already has everything it needs to thrive, like groceries, parks, banks and some shopping, and the schools are getting upgrades too." Along major roads, spots like Pop's Fish and Chicken Market are just one of several local establishments that are regular visits for hungry locals with a hankering for St. Louis classics like fried catfish. Further to the south, there are some locations for chain restaurants, grocery outlets, and beauty salons. And in the case of an emergency, St. Louis' largest hospital is less than a mile south of Academy.
Schools offering AP and IB
Compared to surrounding counties and districts, St. Louis Public Schools does not rank highly. The district receives an overall Niche score of C and offers some schools with AP courses and an international baccalaureate program. Most neighborhood students attend Hamilton Elementary, which receives a C score from Niche, or Ford Elementary. Both Niche and GreatSchools do not track Ford Elementary, but the school's performance in English language arts is on average with the state. Upon reaching middle and high school, students attend Yeatman-Liddell Middle and Sumner High School, which both receive D-plus scores from Niche.
Jump on the bus and head to downtown St. Louis, its only a few minutes down the road.
Walks through Forest Park to MetroLink
Walkability is fair, but overall, to access most of what Academy has to offer, a car is recommended. Bus routes along major roads provide transit from one end of the city to the other. Locals can also head to Forest Park's north end and hop on a MetroLink train, which can be taken all the way to St. Louis Lambert International Airport.
