Suburban South Shore living with ocean views
After the Verrazzano Bridge opened in 1964, Staten Island went through a three-decade residential construction boom. While that momentum faded as all the usable land plots had houses built on them, construction continued in Prince’s Bay for a little longer than other South Shore neighborhoods. “We get more knockdowns and builds because there’s not much land for sale anymore,” says Kevin Bryant, a local real estate agent with six years of experience. “But I do see a house being torn down and rebuilt over there like every other day.” As recently as 2021, a string of new single-family homes was built at the southern end of the neighborhood, and farther south, a potential development of 108 homes may bring more suburban living options. “When you picture your house with the white picket fence, that’s the type of neighborhood you find here,” Bryant says.

Waterfront townhouses, luxury new construction and million-dollar mansions
Typical of South Shore neighborhoods, Prince’s Bay has a broad mix of housing styles. “You could have townhouses across the street from a $2 million-dollar home,” Bryant says. Here, plenty of new-traditional luxury listings make average home prices high. “It’s more of your step-up living,” Bryant says. “People are usually selling their first home to purchase their next home here.” Modest attached townhouses on the south side start around $550,000 and go up to $750,000 in Captain’s Quarters, a private development with a swimming pool. Nearby, St. Edwards Pointe is another development with stucco-and-stone single-family homes priced around $1.2 million. Heading north, ranches start around $700,000, and colonials start at $850,000. Prices go up to $1.4 million for increasingly larger properties, and from there to $1.7 million are sprawling estates and Mediterranean-inspired waterfront villas. Multifamily home prices can go beyond $2 million for massive buildings, but most start around $800,000.

Over 200 acres of green space, plus a cozy beach
Approximately half of Prince’s Bay is taken up by Wolfe’s Pond Park, Arbutus Woods Park and the Lemon Creek Wetlands, giving residents lots of wooded areas for hiking and spotting wildlife. Closer to the Atlantic Ocean, Wolfe’s Pond also has a beach, dog run, playground and tennis courts.

Grade-A schools in a grade-A district
According to Niche, School District 31, which serves all of Staten Island, is the third most diverse district in New York state and has an overall A grade. Local students in kindergarten through fifth grade can attend P.S. 5, which has an A grade and was a Blue Ribbon School in 2015. They can then attend I.S. 7 middle school, which has an A grade, before going to Tottenville High School, which has a B-plus.

Centrally located pizza, sushi and bagels
At the center of Prince’s Bay, two strip malls host the neighborhood’s restaurants — including one of the South Shore’s only Starbucks — and most of the locally owned businesses. Casual Italian eateries serve pizza, pasta and sandwiches, and Japanese and Chinese restaurants offer some variety. For groceries, residents need to drive a little over 3 miles either north to the Key Foods in Arden Heights or east to the Stop & Shop in Eltingville.

Community gatherings in Pleasant Plains
Although residents in Prince’s Bay don’t put on many public events, in Pleasant Plains to the west, the Catholic Charities of Staten Island hosts food truck festivals, Italian street fairs, pumpkin picking parties and more community gatherings throughout the year. Many events take place in North Mount Loretto State Forest, which is within walking distance from Prince’s Bay.
Parkway access and commutes by bus and train
The Korean War Veterans Parkway, running along the north end of Prince’s Bay, lets residents easily reach New Jersey to the west or go north to connect to the Staten Island Expressway and the Verrazzano Bridge. Express buses can reach lower Manhattan in 1 hour and 20 minutes, and riding the Staten Island Railway to transfer to the Staten Island Ferry takes just as long.

I moved here 4 years ago from Palm Springs California. It is a beautiful neighborhood where you get to know your neighbors, there are many local stores I am to walk to and the train and bus is within walking distance. I have really enjoyed living here. Beautiful suburban feel with the city within reach.
