These properties are being sold via online auction beginning at Noon on September 18th with the closing of Tract 1 beginning at 9:00 A.M. on September 22nd. The closings of each tract will be staggered one hour apart throughout the day. Each tract will feature a dynamic closing meaning that any bids placed with less than 3 minutes remaining will extend the bidding back to 3 minutes remaining. Tracts 3 and 4 are being offered individually and then in combination as Tract 5 with the properties selling in whichever format garners the most proceeds. Tract 4 totals 156 acres more or less and is located on Montana Rd., 1/8th of a mile south of 200th Rd. and contiguous to Tract 3. This is our first of two grazing pasture offerings in this auction for the beef producer and there's plenty to like here. The first feature that stands out is the abundance of ponds on this tract. There are four ponds with two of substantial size. The other two could use some dozer work for dam repair and silt removal but could be put back into a serviceable state with not much work. There's a good base of native grass on this tract with the two main varieties being Big Bluestem and Indiangrass. With a Fall treatment of chemical and a Spring burn, this pasture will really bloom with upside. Cow/calf operators will appreciate the rolling terrain with substantial elevation change from north to south as well as multiple timbered draws, all combining to protect from the biting Kansas winter winds.
