Long-term tenants are required to complete an online application, including credit, income, and background verification. Application fee is $100 per adult. Please note the following: 1. We will check your credit report. 2. We will check for any past evictions. 3. We will verify your employment, if applicable; 4. Your personal income must be sufficient and verifiable; 5. We will verify your previous landlord references; 6. We will perform a background screening; We encourage you not to apply if you have credit scores below 550, have ever been evicted or have bad rental history. The HOA also requires application & Approval prior to leasing. Tenant will be required at minimum to pay First ($2,850) & Security deposit ($2,850) prior to move in. Additionally, there will be a one time $150 lease admin fee.

SEASONAL RENTALS:
Seasonal rental rates start at $5,000 per month and are subject to change depending on lease dates and length of stay. Seasonal rentals are subject to applicable state and local taxes.

For seasonal rentals, electric is included for an additional $200 per month, a one-time $300 cleaning fee applies and a one-time lease admin fee of $150.
