*Maximum of one vehicle is allowed to be parked on the property -covered space - NO garage but small, wall mounted cabinet for storage.
* No smoking will be permitted anywhere on the property
* one year lease term.
* A co-signer may be considered if applicant has 2.5x income or credit between 600 and 625. Co signer must have credit above 700, income of 5x rent, and own property in Sonoma County.
* Section 8 and other voucher holders may request (in writing) to use an alternative of 2 years of ontime payments at 2 different utilty companies and 2 years of ontime rental payments as an alternative to credit score. (Credit reports will still be used to verify they meet the "no arrears" and no funds owed prior landlords requirements).
