The current tenant that lives on the second floor is quit and that is what I would prefer for this rental unit as well. The rental unit is approx.1450 square feet with 2 bedrooms and 1 bathroom, living room to the front of the house, large kitchen with 8-foot island, and dining area/sunroom (multi use).
The unit has finished hardwood floors throughout, updated kitchen with granite countertop, tile backsplash, new cabinets, newer appliances, and a wine fridge. The entire kitchen was updated approx. 5 years ago. The bathroom has also been updated with new tiled Kohler tub/shower, new vanity, and tile flooring. All windows were replaced over the last 5 years. The unit will include a 55” Samsung HD TV that is mounted on the Livingroom wall. The heating system/hot water is a Navien Tankless System that is efficient. The house sits on a large yard with mature trees and shrubs. The unit has a nice size private deck on the rear of the house with an adjacent gravel sitting area with a firepit. The unit has 2 off street parking spots (left hand side of driveway). The customer sized window shades will be staying.
The unit includes a working dryer but no washing machine hookups. The washer is not plumbed for use at this time.
Nonsmoking building and no pets allowed. Tenant pays utilities - owner pays maintenance, water, sewage, lawn care and snow plowing in winter- tenant clears front steps and walkways and rear deck in winter. This may change as I am working to secure a plow company that will take care for the shoveling as well.
First month ($2,100) and security deposits ($2,100) paid upfront totaling ($4,200) - all income, credit -employment and cash reserves need to be verified with 2 months most recent banks statements. Although the lease is considered a Tenant At Will, I am looking for a tenant to occupy the unit for 1 year.
