-Evictions: No evictions within the last 5 years
-Credit Score: Minimum 600 (may consider down to 550 with additional deposit; no cosigners)
- Criminal Background: Considered with details on type of offense and time elapsed
-Rental History: Positive, verifiable rental history required
- Income Verification: Minimum 2 months of paystubs or tax returns
- Income Requirement: Minimum 2.5x the rent (e.g., $1,200 x 2.5 = $3,000/month income required)
- Occupancy Limit: Max 2 people per bedroom
- Parking: Max 2 cars per unit

- Limit: 2 small pets (25 lbs. max each) or 1 medium dog (50 lbs. max)
- Deposit: $250 nonrefundable for one pet; $350 for two pets
