• Closing: On or before December 2, 2026.

• Online auction will soft close at 4:00 PM CST on October 20, 2026, with 2-minute extensions if active bidding continues.
• Buyer will assume possession of the non-tillable acreage at closing.
• Buyer will assume possession of the tillable acreage once the current tenant's crops have been harvested and removed.
• Buyer(s) are responsible for conducting their own due diligence prior to bidding, including verification of building eligibility, septic requirements, city water requirements, zoning, setbacks, utilities, access, and any other matters affecting the property's intended use.
• Cooperating Buyer Brokers: Any broker representing a buyer will be responsible for obtaining and negotiating their own buyer-broker compensation directly with their buyer. Any buyer-broker compensation will be the sole responsibility of the buyer and will be in addition to the purchase price and the 5% Buyer's Premium. The listing brokerage and seller will not be responsible for payment of buyer-broker compensation.
