Located at the base of the beautiful Bighorn Mountains, the foremost outdoor playground in Wyoming. The farm consists of 645 deeded acres with approximately 174 irrigated acres, the rest being quality rangeland. The inside has been beautifully remodeled in recent years including an on suite bathroom with a steam shower and tub, secondary full bathroom and spacious new kitchen. Not to mention the sun room with spectacular views of the bighorn mountains. Also, a brand new mudroom was added including plenty of closet space, a dog shower, pantry and laundry. (The kitchen and mudroom are in the process of being finished. The house is ready to install new flooring.) A new hydronic heat system plus an on demand water heater, both running of propane, were installed as well. For additional heating the house boasts a beautiful rock fireplace and a pellet stove. The living room is set up to install an additional wood burning stove.
Other ranch improvements include a newly remodeled guest cabin with its own kitchen and brand new bathroom. It can be used as a rental unit if so desired.
For a work space and to store all your toys the farm includes a 4,000 sq/ft Quonset with a concrete floor and 220 volt electricity. Another outbuilding is currently used for storage.
For horse lovers, there is a tack room adjacent to several large pens with automatic waterers, continuous fence and loafing sheds for protection from the weather. One of the pens is currently used as an outdoor riding arena. Some new footing would make it perfect. Public land bordering the property leads all the way into the Bighorn national forest for unlimited trail riding.
The hay meadows are watered primarily by 3 pivot sprinklers - TL & Valley brand names with 5-6-7 towers, a wheel line and the remainder flood irrigation. In addition to the territorial water rights the current expansion of the Leavitt reservoir, to be concluded this year, will provide additional late season water. A new designated 16” pipeline was installed to our south fields.
The new reservoir just a few miles up the road will not only provide late season irrigation water but is also constructed for recreational purposes. Among others, it will include a boat ramp with parking space and a beach area.
Live water and productive soils provide excellent wildlife habitat for many species of small and large game animals - including cottontail and jackrabbits, fox, coyotes, whitetail and mule deer, as well as antelope along with upland birds especially pheasants and the occasional wild turkey and grouse in addition to sandhill cranes as well as a variety of waterfowl. Eagles and hawks circle the sky and owls are nesting right in the yard.
The Bighorn mountains themselves provide habitat to almost every species of big game and wild life that the state has to offer including elk and moose. Elk are area 40 and deer are area 51.
Along with the streams and creeks, numerous high mountain lakes are just miles above the farm that offer some great fishing.
The Bighorn Mountains, unlike most mountainous areas in western Wyoming, do not have grizzly bears.
The farm is located in the Big Horn Basin which is surrounded by spectacular mountain ranges encompassing the Bighorn Mountains, Wind River Mountains and Absaroka Mountains. Recreational possibilities are endless for outdoor enthusiasts - with hiking, camping, fishing, 4-wheeling, hunting, horseback riding, skiing and snowmobiling among others. In addition this area has numerous fossil dig sites from the era of the dinosaurs some documented sites from 550 million years ago.
A local attraction is the town of Cody with the Buffalo Bill Center of the West, a variety of restaurants, and nightly rodeo shows in the summer among others, in addition to being a gateway community to Yellowstone National Park. The East entrance to Yellowstone NP is just a 120 miles from Shell.
Closest international airport is Yellowstone Regional Airport in Cody (67 miles) or Billings Logan International airport in Billings, Montana (142 miles).
