Applicant Criteria
•Credit score under 600 = grounds for automatic denial
•Delinquent/collection accounts, unpaid utilities = potential denial
•Strong rental history required; no evictions or landlord complaints
•1 year of employment required, does not have to be with same job – just consistent 1 year employment
•Income must be = 3x monthly rent (excludes bonuses, child support, overtime)
•Married couples may combine income with proof of marriage
•No co-signers allowed
•Standard background screening (HUD/FHA guidelines)
•$75 one-time leasing fee applies at move-in
•Processing time: 3–5 business days with complete documentation
