Canyon Hills subdivision is located within Otero County, outside the Alamogordo City Limits therefore municipal city water and sewer services are not available to the lots within the subdivision. The Canyon Hills Area Water Users Association operates the private water system for Canyon Hills Subdivision. Each lot owner has one share in the water system. The Association holds an annual meeting once a year to update all members. Prior to beginning construction on their lot, the lot owner pays an initial hook-up fee, currently $250. Installation of the water meter, provided by the Association, is the responsibility of the lot owner and must be performed by an approved New Mexico- Licensed Plumber. Water is billed base upon consumption. This is an arid environment and water is precious. Desert landscaping is encouraged in order to reduce the demand on the water system. Annual Otero County Property Taxes are due in November of each year. The 2024 property tax was $300. The address of 3515 Thunder Road is approximate. Otero County will assign an exact street address upon issuance of a building permit. Per Protective Covenants, attached, Modular homes, mobile homes, and other off-site constructed buildings are not allowed, nor are recreational vehicles allowed to be used as either a temporary or permanent residence. Barndominiums are not allowed. Ground floor of a home must be a minimum of 1,500 square feet. Exterior walls shall be masonry, wood, or veneer construction.
