(The privacy and wooded surroundings are yours without the big tax bill!) The home was pre-insected by Alaska Profession Home Inspections. The inspection called for a few minor repairs, which have all been completed. The home has an interlocking tile metal roof, with another torch-down tar section. The roof is now 34 years old, and, some ice damming had recently occurred with our extra heavy snows in 2011-12. The inspector believes that the roof could be nearing the end of its useful life, or at least may need some repairs. Rather than "hope" that repairs would be okay for a home buyer, the sellers have decided to have the roof completely replaced at their expense. The warranty for this $18,000 new roof is transferable to the new owners. This south-facing multi-level home offers some pleasing views of city lights to the north, with inlet views looking southwest. In the summer months there are only partial views, but the trade-off is lots of leafy privacy.
