These two tracts of farmland are identified as FSA Farm #3765, Tract #3839 and includes FSA Field #1, #2, #9 & #10 . FSA Fields #1 & #10 contain 48.20 acres of the cropland acres which are irrigated with the remaining 20.73 acres comprised of FSA Fields #2 & #9 being dryland. These properties are located in a prime hunting area of the state and in remarkably close proximity to many recreational hunting clubs. The 48.20 acres of zero graded farmland can be easily flooded each winter for migrating waterfowl. The woods located on these tracts of farmland have been select cut by the current owner but there is still plenty of habitat to take advantage of the excellent deer hunting in this area of the state.

Soils:
Soils on these farmland tracts consist of Dubbs Silt Loam and Foley-Calhoun-Bonn Complex. During the 2025 crop year, the 48.20 acres of zero grade farmland was planted in rice, and the 20.73 acres was planted in soybeans. This area of the state has a solid historical trend of producing some of the best crop yields in the region.

Improvements:
FSA Fields #1 & #10 comprised of 48.20 FSA cropland acres maintains (1) 8” Electric Steel Well and has been zero graded. The electric motor will convey with the sale of the property.
