The ponds could also be used for crawfish production since theyve got the capability for controlled water and easy draining. The level-bottom pools are easy to empty with ditches surrounding them and drains on every single pond. Their slow grade makes it easy to drain specific ones or all of them. You won't find richer dirt than whats beneath these ponds with the years of fish farming. Leveling the land and putting it into farm ground would produce a big source of income while offering incredible duck hunting, too. You could also keep some of them to plant in trees or leave as ponds.
This property also has really good potential for WRP/WRE program enrollment -- see the map in photos showing thousands of acres of other area properties with conservation easements already established. Keep some ponds for waterfowl, and have the others drained and planted in trees to create your own hunting paradise combining big delta deer with the ducks. While there's no guarantee of it qualifying for a conservation program, the odds are good.
The shop has electricity and a could be plumbed and built out into a camp house in the future. There are also two older mobile homes that are used for workers, but they could easily be rented.
