About This Lot
Most big tracts in Greene County are big because nobody could figure out how to get into them. This one is 342 acres with roads to the top of the ridges. That is the whole difference. Four separately deeded parcels, 342.33 acres, laid across Martin Hill Road and Ned Ridge Road in Springhill Township. Good road access runs to the high ground, so you are not fighting the mountain to hunt it or to get a truck where you need one. This is a long-range rifle hunter's dream. The gas line rights-of-way cut across the ridges and down the hollows, and they are grown thick in clover. That is food and shooting lanes in the same place, already open, not a project waiting on you. Blinds are set and looking down them. You could hunt this ground opening morning of the year you buy it and not change a thing. Around the openings it is timber, and it is nice timber. This ground has been in timber hands and managed as forest for well over a century, and it shows. The terrain is benched and broken, steep in places, which is exactly the country that holds deer and keeps them from being pushed off by the neighbors. It is secluded and it is remote, and that is the point. Peace and quiet is the first thing you notice getting out of the truck. It is also why the hunting is what it is. Back in a section like this, the pressure is low, and deer that are not pushed every weekend get to put on age and grow into their full potential. That is not something you can buy or plant. It comes from where the ground sits. This is the kind of ground a hunting club buys and never lets go of, or a family starts a camp on and hands down. There is room here for a group to spread out and never crowd each other. Four deeds is the other thing worth understanding. The property is already split, already separately assessed, and can be bought whole or in tracts with no subdivision, no new survey and no waiting on the township. Whole block or one piece, the door is open. The estate conveying is the surface. The coal, oil, gas and minerals were severed generations ago and do not convey, which is true of nearly every rural tract in this county. All four parcels are enrolled in Clean and Green, so the taxes are low and a buyer changing the use should understand the rollback. Remote does not mean hard to reach. Washington is about four hours and New York is a long day's drive, which puts this inside range for an out of state group looking for a Pennsylvania camp they can actually get to. Ground like this, at this size, with this kind of access already built, does not come up often in Greene County.
