Seaward Plantation Estates, located near Alafaya and the Econlockhatchee River, is a quickly changing rural community becoming popular with homebuyers for its big tracts of land. “You have buyers who don’t want to be in subdivisions,” says Steve Montgomery, a Realtor with eXp Commercial who sells throughout Central Florida. “They’re tired of being pressed in by people, and they can get 2 to 5 acres of land there and can still get it relatively cheaply.” Homes here are largely a mix of ranch-style and manufactured, with two or three bedrooms. Most homes were built between 1960 and 1990, though there are a small collection built after 2000. Lot sizes are typically an acre or more, with houses sitting away from roadways and flanked by mature trees. Montgomery says there are no HOAs. Homes don’t often go on the market here; however, when they do, they’re often priced from $275,000 to about $400,000. Land prices range from $55,000 for 3 acres to $155,000 for nearly 5 acres. Regarding crime, the neighborhood's CAP Index score is 2 out of 10, lower than the national average. Several schools serve the area, including Camelot Elementary, which rates a B-plus on Niche and Timber Springs
