Potomac Yard stands above old railroad tracks that once guided trains through the neighborhood in northern Virginia, having transformed into a bustling community. An industrial site recently redeveloped and framed with an expansive network of boulevards, green spaces and brick walkways, Potomac Yard’s central location to recreation, shopping and dining has made it a desirable area close to the nation’s capital. “It’s the perfect location to hit three major hubs in terms of places of work, entertainment and social life,” says Kyle Toomey, a Realtor and team leader of the Toomey Group at Compass. “It’s smack-dab in the middle of Washington, D.C., Del Ray and Old Town Alexandria. Each offers a unique type of vibe with nightlife, and it’s fantastic.”
Brick paths connecting colonial designs
Along the brick-laid walkways of Potomac Yard, most of the residences are stately colonial and federal-style, multi-level town houses. Covered porches are also sometimes found in the neighborhood, and most of the town house facades are uniformly flat outside of the occasional bay window jutting out. The 18th-century influence and Old Town Alexandria on 21st-century constructions is evident, giving both a generational patina and a feeling of traveling back in time to Potomac Yard. “There’s more modern, contemporary architecture with pops of color as well,” Toomey says. “There’s multi-level condos for between $800,000 and $900,000, while town houses are between $1 million and $1.5 million. Homes are mostly attached-style modern builds, but across Route 1 are stand-alone houses.” Past residents of the area have included members of Congress, senators and NASA astronauts. "You're moving into not just a neighborhood, but a community," says Kate Christofides, a real estate agent and broker with Century 21 New Millennium. "People care about each other, you get to know people intimately and it's a close community." Crime in Potomac Yard rates at a 3 out of 10, below the national average of 4.
Planes overhead and highways alongside Potomac Yard
“It’s one of the best access points for getting anywhere you need,” Toomey says. “The George Washington Highway gets into D.C., the Jefferson Highway runs near Potomac Yard and people can get into D.C. and Virginia within five minutes.” Ronald Reagan Washington National Airport is also just a few minutes north, meaning Potomac Yard residents are never far from hopping a flight for vacation or business. Its central location means the nation’s capital and Maryland aren’t much of a drive away, either, and Interstate 395 runs to the north and west while leading into Washington, D.C. "It's ridiculously convenient," Christofides says. "There's bus stops and you could walk to the metro if you wanted to. You're a hop, skip and a jump away from George Washington Parkway and Route 1." Be it rail, highway or airborne travel, residents are close to all three outlets. “It’s as east as you can get before Maryland and as north as possible before D.C., and people can get to the airport in five minutes,” Toomey adds. “There might be a little noise when living around the airport, but proximity to it can’t be beat.”
National landmarks across the Potomac
Less than seven miles north, across the river, sports fans can see the Washington Nationals play home ballgames at Nationals Park and both soccer and football games at Audi Field. The nation's capital also offers a bevy of attractions for residents and visitors alike, including landmarks like the White House, United States Capitol and Washington Monument. Numerous memorials, as well as multiple galleries like the National Museum of National History and the National Air and Space Museum, are also within the vicinity of the mall.
Local spots for dining with international flair
Retail centers also define Potomac Yard’s convenience for residents. At the Potomac Yard Shopping Center off Route 1, a number of brand-name stores are open for business. From checking out the latest novels, music and films at Barnes & Noble to finding electronics at Best Buy or more general necessities at Target, plenty of shopping can be done there, and eateries include stops for food and desserts. "When my husband and I got married, we and our children had Rustico's pizza, which is a fantastic restaurant that's been there for probably 20 years now, and Buzz Bakeshop cupcakes," Christofides says. "Every anniversary, we have pizza and cupcakes with our children. Those are two staples of Potomac Yard." Chains include Five Guys Burgers & Fries and Dunkin’ Donuts. “The main attraction is down at King Street in Old Town Alexandria, where the waterfront is,” Toomey says. “There’s a wide range of Irish pubs, formal dining and Italian food. For coffee places, Misha’s and Commonwealth Joe are big hits.”
Myriad opportunities for recreation
“One of the best things about Potomac Yard, and I use these myself, are great trails for biking and running,” Toomey says. "There’s great volleyball courts, basketball courts and really high-end, expensive playgrounds.” Biking trails line the neighborhood, which is a paradise for those looking to take walks among its layout of paths and picturesque landscape. Dogs are welcome at Potomac Greens Park, which offers a playground and seating along shaded paths, while Potomac Yard Park also has a playground, water features and tennis courts. Daingerfield Island, while more of a peninsula extending into the Potomac River, offers scenic views of the water and boats can be moored at the Potomac Yard Marina. The multi-use Mount Vernon Trail runs parallel to George Washington Memorial Parkway and near the river, stretching from Virginia into the nation’s capital.
Education around Potomac Yard
Though no schools are situated within the Potomac Yard area, students can attend Jefferson-Houston Elementary School for the majority of their education, as it hosts pre-kindergarten and students from kindergarten through eighth grade. The school receives a grade of C from Niche and is ranked in Virginia’s top 100 most diverse middle schools. Alexandria City High School receives graduates for ninth through 12th grades. Given a B by Niche and named as a top-10 standout high school in the Washington, D.C. area, the home of the Titans ranks highly in college prep ability and offers such athletics as ice hockey, rugby and competition cheerleading. Its 1971 football team was the subject of the 2000 Denzel Washington film “Remember the Titans.”
