Usually referred to as South Ashland, 13th Street-Boy Scout Road is an expansive bedroom community along the city's limits. “The draw of the south side is that you are getting away from downtown, so there are a lot more residential areas and green space,” says Ryan Keeton, a Realtor at eXp Realty who has sold homes in the area. Traditional subdivisions within walking distance of schools give way to dense woods, winding roads and small clusters of houses. A few commercial options follow the neighborhood’s main road, which is a major highway through the city. It connects drivers to downtown Ashland, popular parks and an interstate that leads to larger cities. “It has a pretty vast mix of homes,” Keeton says. “You have a few established subdivisions, and then there are some areas that feel a bit more rural.” More populated areas have smaller lots, keeping yards compact and neighbors close. Sidewalks around schools let kids walk to and from class. Other parts of the neighborhood have hilly inclines, winding roads and thick clusters of trees between sprawling lots. Styles range from bungalows, American Foursquares and ranch-style homes to the occasional Colonial Revival or custom home.
