Bordering other trendy Atlanta neighborhoods like Cabbagetown and Kirkwood, Edgewood is an evolving Atlanta neighborhood with its own personality 3 miles east of downtown. Modern new builds offer contemporary living spaces within walking distance of shopping and dining at the Edgewood Retail District and outdoor spaces like Coan Park and the Atlanta Beltline. "A lot of cool things are happening in Edgewood," says Chrissie Kallio, local and team lead of the Chrissie Kallio Group at Atlanta Fine Homes Sotheby's International. "People love the convenience and proximity to a lot of the other Intown neighborhoods. It was overlooked for a long time, but that's not the case anymore. It's not cheap, but it's still your most cost-effective option between Kirkwood and Reynoldstown."

The redeveloped MARTA station parking lot and Edgewood Retail District
The Edgewood-Candler Park MARTA station at the neighborhood's north end has undergone redevelopment, converting a surface lot into new, mixed-use spaces. "MARTA parking lots were underserving the community. With the redevelopment, they left the parking lot on the north, and on the south end, there are now two restaurants, a grassy area, and Moving in the Spirit, a nonprofit ballet school," Kallio says. The restaurants include Bona Fide Deluxe, an eclectic, vintage-inspired diner with piled-high sandwiches, and Vin ATL, a modern wine bar. For errands, locals frequent the Edgewood Retail District, which has stores like Target, Kroger and Lowe's Home Improvement. "Edgewood Retail District definitely serves the surrounding neighborhoods well," Kallio says.

Mix of older bungalows, modern houses and duplexes
Edgewood houses built in the last 10 years range from modern farmhouse and Craftsman-inspired homes to sleek, minimalist styles. But there are older styles, too. "You do see some historic 1920s houses in Edgewood. There's a healthy mix of historic bungalows, modern homes and newer construction duplexes," Kallio says. Older homes often have street parking or driveways for parking, while many modern builds have attached garages. Homes sit on relatively spacious residential streets with simple, green lawns and shrubbery. "From a homeownership perspective, you get more land than you would in Reynoldstown," she says. A renovated or newly constructed three-bedroom Craftsman or Bungalow in Edgewood costs around $600,000, while larger modern homes cost upwards of $900,000 to $1 million. Although most homes are single-family, some newer properties include townhouses and duplexes. "We need more of those duplexes because these single-family houses are not affordable for everyone," Kallio says.
Even with close proximity to the city, well-manicured lawns can be found in Edgewood.

Edgewood's neighborhood association hosts meetings and events
Edgewood has a neighborhood association, the Organized Neighbors of Edgewood, or ONE for short. ONE hosts monthly community meetings to discuss the direction of the neighborhood, zoning and construction, and talk with local officials and representatives. "Edgewood's neighborhood association is very active, Kallio says. "They adopted the owl as the unofficial mascot because we do have a lot of owls in the neighborhood." The neighborhood association also helps organize community events like its Halloween celebration with food trucks and a dedicated Trick-or-Treating road closed to vehicle traffic.

The Trolley Trail connects Edgewood residents to other parks and neighborhoods
Coan Park is Edgewood's largest community park and has baseball fields, tennis and basketball courts, a playground and a recreation center. The Trolley Trail is a paved pedestrian path converted from the city's 19th-century trolley route connecting Edgewood residents with the Reynoldstown entrance to the Atlanta BeltLine, a 22-mile paved walking and biking loop around the city. The Trolley Trail also weaves through Gillum Park and Coan Park in Edgewood. "The Trolley Trail gives connectivity between Kirkwood, Edgewood, Reynoldstown and the BeltLine," Kallio says. "The trail gives you that width and safety." Walker Park on Edgewood's south end also has soccer fields, a dog park and a newly rebuilt playground for kids to enjoy. Edgewood neighbors can visit the Edgewood Community Learning Garden for more all-ages fun. The garden grows vegetables and has a chicken coop, rain garden and pollinator garden. It hosts after-school programs for children and is maintained by volunteers and community members. The neighborhood is also less than 3 miles from Zoo Atlanta, one of Downtown Atlanta's many attractions.

Edgewood students attend newly renovated Atlanta Public Schools
Students in Edgewood begin their education at Toomer Elementary, which earned a C-plus grade from Niche. Toomer Elementary School recently underwent a $13 million renovation, with the newly updated building reopening for the 2024-2025 school year. Students progress to the C-plus-rated Martin Luther King, Jr. Middle School and B-minus-rated Maynard Jackson High School. "Maynard Jackson is a really cool school, and it's under-known," Kallio says. "They have a living garden on the roof, a partnership with the Atlanta Ballet, a Chinese immersion language program, and they partner with Georgia Tech."
Just south of Edgewood, Maynard Jackson High School hosts over 1500 students at its' campus in East Lake.
East of Edgewood, Toomer Elementary School has a 13:1 student-to-teacher ratio in Kirkwood.

I love it here! It is extremly walkable. There are tons of resturants and stores to walk to. The nightlife is great and we're just a few miles from East Atlanta Village. Definitely the city feel without all the noise. And you can get to the highway in 3 minutes.
