Willow Park is a popular spot for those looking for city access without leaving behind the wide-open spaces that Denver is known for. The central Aurora suburb is around half an hour from downtown Denver and within a 15-minute drive from two of the area’s largest employers. Homes here are more affordable compared to most Arapahoe County communities, drawing in first-time buyers and folks looking to downsize. While close to shopping and commercial hubs, Willow Park residents have room to enjoy the natural scenery of Northern Colorado in community green spaces and the nearby Cherry Creek State Park.

Some houses have been recently renovated, with the majority built in the 1970s and ‘80s. Ranch-style, split-level and Colonial Revival homes here often have fenced-in back yards and attached garages, with tree cover and greenery giving the area an established, lived-in feel. Single-family homes start in the mid $300,000s and reach the mid $500,000s, while townhouses and condos range from the upper $100,000s to the upper $300,000s. “The normal impression is that houses are more affordable on the east side of Denver. Look for a similar house on the west side of Denver, and it will cost more,” says David Heisler, lead broker and co-founder of Here’s The Deal Real Estate Company. With a median home price of around $450,000, Willow Park fits that impression, as the area leans toward the more affordable side of Arapahoe County’s market.

Public and private education nearby

Like all school districts in Colorado, Aurora Public Schools (APS) offers an open enrollment program that allows families to apply for any school in the district, with acceptance offered on a space-available basis. APS offers a wide array of career and technical education courses and partners with the Community College of Aurora for its dual enrollment classes. Aurora Quest K-8 is known for its gifted and talented magnet program. There are also a handful of faith-based schools in the area, including Christ our Redeemer Lutheran School and Crescent View Academy.

Commuting to downtown and other employment hubs

Interstate 225 leads around 8 miles southwest to the Denver Tech Center, while Buckley Space Force Base is about 4 miles east. Both are major employment hubs, drawing thousands of defense and tech-based employees to the area. Downtown Denver is roughly 16 miles away via I-225 and I-25, with commute times typically ranging from 25 to 40 minutes, depending on traffic. The Regional Transportation District runs bus stops along the outskirts of the neighborhood, with a light rail stop less than 2 miles north.

Outdoor activities in Aurora

Village Green Park is popular on hot Colorado summer days, with an outdoor pool and a splash pad, a playground and tennis courts. Crossing Jewell Avenue can take you to Tierra Park, which offers open field space, walking paths and courts for basketball and tennis. Just east of Willow Park, Kingsborough Park is intersected by the Toll Gate Creek Trail. “With the trail system here, you can bike all across the city without crossing a main road,” says Mark Kinslow II, an associate broker with KEY Real Estate Group who has been working in Aurora real estate for over 20 years. The Toll Gate Creek Trail connects to the Colorado Front Range Trail and over 30 miles of trails in Cherry Creek State Park. Along with its hiking and biking trails, the state park is known for its 880-acre reservoir. Along the banks, you can:

  • Cast a line to reel in walleye, rainbow trout and bass
  • Go for a swim or sunbathe on the sandy beach
  • Launch your boat from the marina

Convenient access to businesses

The Town Center at Aurora and Southlands are both a short drive away, according to Kinslow. “Southlands is the newer shopping hub. It hosts events throughout the year, like car shows, holiday celebrations and concerts every Thursday night in the summer,” Kinslow says. Closer to home, Chambers Road and Mississippi Avenue are lined with businesses, from nationally known fast-food restaurants and supermarkets to mom-and-pop eateries. Local favorites include:

  • Cuba Bakery and Café, known for its pastries and savory sandwiches
  • Garlic Naan, a recent addition known for its Indian and Nepalese dishes
  • Tacos El Metate, which serves both traditional and experimental Mexican fare
