A city suburb with close connections for neighbors and businesses
Residents share close ties in the diverse community of North Austin, much of it owed to the North Austin Civic Association, which meets monthly to discuss things like beautification projects, community events and the city council agenda. "We are very diverse here in the North Austin Civic Association boundaries. The last 10 years, in my honest opinion, dramatically changed our neighborhood when single-member districts became a reality," says John Greene, former president of NACA. Before 2012, Austinites voted for council members in citywide elections. But single-member districting leveled the playing field, adding 10 new voting districts, each represented by a councilperson elected solely by residents within their district. "No longer was the city council and mayor's office only beholden to three or four zip codes," Greene says. The North Austin community is also sandwiched between commercial hotspots and miles of parkland, garnished with a strong international food scene and quality schools. “This part of town is particularly suited to families, since it’s within a 10- or 15-minute drive of major employers like Tesla, Apple, Dell and Indeed," says Realtor Ashley Brinkoeter of Keller Williams. "But if you do want to go downtown, it’s only 20 minutes away, so it’s not even that far.”
Midcentury ranchers and multifamily options, from Fiskville to today
Covering roughly 3 square miles, North Austin began as a small farming community. The first home was built sometime in the early 1850s, and its first post office was established by 1873. Originally named Fiskville after its founder, Josiah Fiske, the neighborhood still includes some early architecture, including Austin's third-oldest building. When the neighborhood was annexed into Austin in 1959, the suburb began to grow more rapidly with new homes and apartment buildings. As a result, the most common form of housing is a stock of renovated midcentury modern ranchers that range in price from $300,000 to $550,000. Multi-family options are numerous in North Austin too, including a multitude of duplexes that sell for $300,000 to $500,000. Attached condos, meanwhile, fetch the lowest prices, usually ranging from $200,000 to $350,000, although some luxury condos closer to the Domain are listed much higher.

Days at the Domain, international markets on Lamar Boulevard
Residents of North Austin have plenty of food options. The commercial corridor of Lamar Boulevard is lined with locations for chains like H-E-B and other supermarkets, as well as locally owned Asian and Latin grocery stores, like MT Supermarket. Plus, Lamar Boulevard is an international foodie's delight, with numerous locally owned restaurants and markets. The North Park Shopping Center includes Tropicana Cubano Restaurant and World Food & Halal Market. Up the way, casual eatery Baguette House & Cafe serves Vietnamese fares like banh mi. On the other side of North Austin, the Domain shopping mall is the go-to place for big-box outlets, an Apple Store, and numerous taco and sushi restaurants. The Domain even includes several entertainment options, such as the Museum of Ice Cream or Topgolf. “The Domain area is a work-live-play type of place, so it’s a big draw for all the neighborhoods on this side of Austin,” Brinkoeter says. “There are quite a few office-sharing spaces there, alongside shopping, dining and entertainment.”

ESL and dual language classes for all elementary students
Young students in North Austin begin at one of several elementary schools in and around the neighborhood. Most students begin at Cook Elementary, Wooldridge Elementary or McBee Elementary. The latter two schools have Niche scores of C while Cook Elementary has the highest score of B-minus. All three elementary schools offer dual language and ESL classes to all grade levels. The next step is Burnet Middle School, a C-rated school with class sizes just below the national average of 17 students per teacher. The last step for most students is Navarro Early College High School, rated B-minus. Established in the early 1960s as Lanier High School, Navarro High was recently renamed for Juan Navarro, a 2007 graduate and veteran who gave his life in Afghanistan. The high school offers a variety of academic pathways, such as a Career & Technical Education, or CTE, program, wherein teens learn professional skills through hands-on courses for construction technology, agriculture or digital media.
Navarro High School is a highly ranked public school in A.I.S.D.

Swapping seeds at the North Austin Community Garden
Dotted with many large green spaces, tiny pocket parks and community gardens, North Austin attracts enthusiastic parkgoers with many indoor and outdoor recreation amenities. For rainy days, the YMCA North Austin Community Rec Center offers a gym and pool with lap lanes. When the sun is shining, residents step outside to plant seedlings in the North Austin Community Garden, take long walks beneath the shade of Hackberry trees in Quail Creek Neighborhood Park, or take dips in the Kennemer Pool. Several tiny spaces can also be found along Little Walnut Creek, such as Ron Rigsby Pocket Park, offering peaceful respites for picnics and short midday strolls.

North Austin is easily accessible from Hwy 183 and North Lamar.
Interstate 35 connections and many alternatives to driving
Separated bike lanes, pedestrian-first crosswalks and numerous CapMetro bus routes afford the neighborhood a multitude of alternatives to driving. Residents can even park their car over at the Domain to hop on a light rail train and head downtown. But many Austinites are content with driving to work or school. With Interstate 35 less than a mile east of Lamar Boulevard, and U.S. State Route 183 abutting the neighborhood, residents have numerous ways to reach downtown by car. However, traffic slowdowns on Austin's highways can be famously frequent, especially at major interchanges.
NACA plans neighborhood cleanups and brewery meetups
Residents are closely involved in the goings about of their neighborhood. They frequently get together at meetings for NACA, their neighborhood's civic association, not just to plan big projects, but also to help clean up their neighborhood and plan community events. Sometimes, events include seriously-minded seminars for topics like gun safety, rail and other transit discussions, and land use. Other times, events are more for pleasure, such as the Buy Nothing Garage Sale or parties at local breweries.
Things to consider
The activity surrounding North Austin makes its outer-edge areas a bit noisy, especially residential areas within a block or two of major roads like Lamar Boulevard or U.S. 183. Another factor to consider is flooding, as both Quail Creek and Little Walnut Creek can overflow during heavy rainstorms. Homes with backyards near the creekbeds are usually in a designated flood zone and require a flood insurance policy.
