The waters of the Beaver River cascade over Beaver Falls near Lower Downtown, about 40 miles northwest of Pittsburgh. The city is also dubbed Beaver Falls; Lower Downtown is the southern portion of the city and mostly consists of streets lined with homes on the west side of the river. “It’s an older area and the homes are old,” says Kathy Pfister, a Realtor and associate broker with Coldwell Banker Realty. “It might be a good place to start for people. It’s kind of an appreciating market.” Residents have some options just north in central downtown, where local businesses set up shop close to the river and range from bars to eclectic eateries. “Beaver Falls has some things happening there,” Pfister says. “There is a nice brewery there that I’ve been to a couple of times and there is a cute little coffee shop that opened, so it seems to be attracting some local businesses.” The triangular-shaped Lower Downtown neighborhood has gridded streets lined with traditional-style and colonial-style homes.
