The suburban neighborhood of South Central Billings sits on the border of both the older neighborhoods at the city’s core and the newer development along its western edge. The area occupies a transitional space — neither entirely suburban nor fully urban, shaped by postwar housing, commercial and industrial zones, and major thoroughfares. Like many neighborhoods in Billings, the outdoors plays an understated but important role in local life. The neighborhood is home to a stretch of the eminently fishable Yellowstone River, as well as the city’s largest green space, Riverfront Park. Housing in South Central varies dramatically depending on where one looks. “It’s basically two different neighborhoods split by the interstate,” says Polly Kovash, broker/owner at Metro Realtors, who has worked in the area for over 40 years. “On the north side, you have a mix of more modest houses built in the '50s, '60s and '70s.
