Today, East Flatbush offers a tapestry of Caribbean shops and restaurants that honor the community’s past, and the area is again popular with homebuyers seeking easy access to the city. Still, historical attractions, like the beautifully restored 1920s King Theatre, keep the neighborhood’s legacy alive. Well-preserved Victorian mansions still stand, flanked by postwar homes and mid-rise co-ops, all offering a semi-suburban feel while providing proximity to transportation and Manhattan’s activity. “East Flatbush is an up-and-coming area,” says local Broker Rebecca Goldberg of Douglas Elliman. “The Caribbean influences are still strong, but it has a more hipster flavor to it now. You’re really close to shopping, restaurants, and a hop-skip away from Prospect Park and Park Slope.” Longtime local and eXp Realty agent Marcia Melendez says, "With dollar cabs taking residents to the subway, getting into the city is very convenient. They can live here and not deal with all the hustle and bustle."

The Little Caribbean and Little Haiti urban redevelopment districts run together along Nostrand Avenue to the west of the neighborhood, featuring an endless offering of eclectic eateries and nightlife spots. Footprints is a neighborhood mainstay serving Rasta pasta and other regional fare. Guyanese oxtail stew and fried plantains are signature dishes at German’s Soup. Local grocery stores include the Ideal Food Basket of Brooklyn Avenue. The Triangle Junction Shopping Mall is a shopping attraction for big-box retailers and has a Target and Aldi. “While all essential shopping can be done on Utica Avenue and Avenue D, side streets offer peace and quiet. It’s a nice contrast,” Melendez says.

"The neighborhood is especially attractive to people who want to be close to Park Slope or Prospect Park but can't afford it," Goldberg says. "They're all coming over to buy in East Flatbush, which is in the heart of the area." Semi-detached postwar homes range from $450,000 to $900,000, depending on size, condition and proximity to the neighborhood’s eastern edge. Queen Anne and stick-style Victorian houses line quiet streets shaded by old box elder maple trees. Prices for these historic homes hover around $1 million. These properties, mostly found toward the west, often feature large backyards and garages. A handful of new development condos, especially near Flatbush Avenue, range from $450,000 to $1.3 million. A 1700-square-foot penthouse at the top of this range has sweeping views and a full suite of amenities. Renovated postwar co-ops start at just $135,000, which appeals to first-time homebuyers.

Proximity to Brooklyn's other happening neighborhoods and transportation also draws residents to East Flatbush. "You can go everywhere you need to go," Goldberg says. "The mass transportation is so convenient, from buses to subway—you have everything." The 2 and 5 lines stop along Nostrand Avenue. While the 2 runs express up Manhattan’s Westside, the 5 does the same on the Eastside. Residents can reach Midtown in 45 minutes. The planned Interborough Express subway is set to utilize long-disused Long Island Rail Road tracks along East Flatbush’s southern edge and will connect to other parts of Brooklyn and Queens.

Cultural events keep the community's diversity alive. The Landmarked French Baroque Revival Kings Theatre recently reopened and hosts a wide array of performances and film screenings. Held in early September, The West Indian Day Parade runs through several central Brooklyn neighborhoods including East Flatbush. With song, dance and traditional dress, the day-long festival celebrates the diversity of the different Caribbean cultures represented in the neighborhood.
