Prestigious prewar co-op situated along Prospect Park’s elegant southwestern edge

Taking pride of place near a quieter but no less activities-rich section of Prospect Park, this six-story, through-block co-op emerges with almost castle- or cathedral-like grandeur. “Completed in 1929 for the Lourose Realty Corporation, the pale brick building was designed by the Flatbush-based firm of Cohn Brothers,” a 2021 Brownstoner article reports. “They specialized in apartment buildings and here they chose to ornament the exterior with Gothic arches, a crenelated roofline and even some mock corner towers for a Medieval feel.” Inside 135 Prospect Park SW, 87 units are imbued with the generous proportioning, preserved architectural features and elaborate Art Deco detailing indicative of the era in which it was constructed. The stately lobby is accessed through a setback entrance and fully landscaped old-growth planting courtyard.

Answering a growing interest in the especially picturesque Windsor Terrace neighborhood — and 135 Prospect Park SW. being one of its most sought-after addresses — many of the residences have been renovated with new kitchen appliances, fixtures and finishes. Others are priced to renovate and provide new homeowners with the chance to make their own mark. All units benefit from large casement windows that take in an ample amount of natural light, making the most of tree-lined park views and, in other directions, the wide expanse of South Brooklyn. A few rear-facing units on the top floor have partial vistas of the historic Green-Wood Cemetery nearby and New York’s Upper Bay farther afield. According to Compass agent Julie Cohen: “Not only is the co-op one of the most attractive in the area, but it’s also financially sound with the lowest monthly maintenance around. In addition, there is no flip tax and no underlying mortgage.”

Large one- to two-bedrooms priced for less than those along Prospect Park West

In many ways, Prospect Park Southwest is to Prospect Park what Central Park North is to Central Park: a more affordable stretch that still benefits from the same outdoor amenities. True one-bedrooms with at least 550 square feet of space and some with double exposures sell for $750,000. Two-bedrooms with upwards of 1,200 square feet of space and expansive foyers go for $1.3 million. There are also four, corner three-bedroom units facing the park that have fetched $1.7 million in recent years. “Co-ops differ from condos in that they are older and better positioned,” says Jerry Minsky, a seasoned agent with Douglas Elliman. Along with classic prewar features like 9-foot ceilings, arched doorways, inlaid parquet flooring, ample closet space and intricate crown molding, all units feature sizable galley kitchens with eat-in alcoves that can be easily opened up as part of larger great room configurations. Most of the bedrooms are big enough to accommodate king-size frames. Like any co-op, 135 Prospect Park SW allows for limited subletting after shareholders (residents) have occupied their homes full-time for a certain number of years. The building is pet-friendly, contains a bike room, a ButterflyMX virtual doorman system, large storage units and a recently updated laundry room. The one downside of this type of older building is that the plumbing system cannot handle in-unit washers and dryers. The super lives on site.

Everything Prospect Park and hidden-gem Windsor Terrace have to offer

While the northern section of Prospect Park — replete with large picnic lawns — has more footfall, the southern portion is more bucolic and secluded. Here there are wooded hills with meandering paths and historic monuments, a large lake and not overly used but still well-kept playgrounds like Vanderbilt. LeFrak Center is a popular ice- and roller-skating facility abutting the 526-acre park’s loop road, reserved for joggers and cyclists. The Boathouse and Concert Grove Pavilion are other notable attractions, as are the Prospect Park Tennis Center and Parade Ground sports fields. There’s also the Kensington Dog Run.

Though a quieter semi-suburban section of Brooklyn, Windsor Terrace still packs a punch when it comes to quality dining. Highlights include French bistro Le Paddock, new American go-to Krupa Grocery and locally beloved watering hole Double Windsor. Many of these offerings line the southward extension of Prospect Park West. The Nitehawk movie theater, serving dinner during the film, is an institution in many respects. While Windsor Farms Market is the area's main grocer, big box stores and essential service businesses can be found along Flatbush Avenue. The Seeley Gourmet Deli, within the building, is a vital resource for essentials and prepared meals. The co-op is equidistant to the Fort Hamilton Parkway and 15 St-Prospect Park subway stations, both served by the F and G lines. For residents that street park near 135 Prospect Park SW, there’s easy access to the Brooklyn Queens Expressway linked Prospect Expressway from Ocean Avenue.
