The story of the Preston neighborhood in Cary, North Carolina, is intertwined with two technology companies. The community was developed in the 1990s to lure talented professionals who were being recruited by local software firm SAS Institute. Then in 2021, tech giant Apple announced it will build a 3,000-employee campus just 3 miles outside of Preston. “Preston has always been popular, but it’s seen a resurgence,” says Davis Holt, a Realtor with Compass who has worked in Triangle real estate for more than a decade. “The speculation is as Apple moves in, this is where the executives will want to be.” Perched between Durham and Raleigh, Preston is a cluster of planned communities that offer high-end homes, a suburban lifestyle and well-rated public schools.

Built to woo executives and top-paid talent, Preston’s real estate market stands apart from what’s common in Cary. The average home value in Preston is roughly $1 million, compared to $650,000 across the town of Cary. Condos sell in the mid-$300,000s, but it’s not uncommon for single-family homes with four-plus bedrooms to cost $1 million, with some estates fetching more than $3 million. Wide yards put some distance between the houses and the winding streets, with gardens and hedges often filling the space in between. Part of the Wake County Public School System, Preston has two public campuses nearby. One is Morrisville Elementary School, graded an A by Niche. Since 2005, Morrisville Elementary has twice been named a National Blue Ribbon School, the most prestigious recognition given by the U.S. Department of Education. Green Hope High School is the other nearby campus; the high school gets a Niche grade of A-plus. The only school that requires a bit of a drive is Alston Ridge Middle School, an A-rated school 6 miles away.

Two miles up the road, another retail complex is stocked with a Target, T.J. Maxx and AMC Theatre.
