Set 3 miles south of downtown, Central Chandler is a blend of classic suburbia and urban convenience with a dash of southwestern desert charm. “It’s very welcoming, diverse and laid-back,” says Kimberly Janes, Tourism Program Manager for Visit Chandler. Central Chandler sits at the junction of Routes 202 and 87, within a few miles of big area employers like Wells Fargo, Intel and Cyrus One. The neighborhood's single-family and manufactured homes are generally within a mile or two of shopping centers, parks and highly rated schools. Banner Ocotillo Medical Center is right here, and local houses of worship include the large, Christian-focused Cornerstone Church.
Spanish Revival homes in residential subdivisions
Set along sidewalk-lined streets in residential subdivisions, Central Chandler’s single-family homes date from the late 20th century through today; most have two to five bedrooms and either Spanish- or Pueblo-style features, like white or tan stucco exteriors. Lots range from 6,000 to 15,000 square feet, and velvet mesquites, date palms and Mexican fan palm trees lend shade and pops of color to the desert landscaping. Attached garages are typical, and many homes also feature private pools and covered patios. Prices for these two-to-five-bedroom homes range from $400,000 to $900,000, depending on a home’s size and features. In gated communities like the centrally located Arden Park, 21st-century new traditional homes with six to seven bedrooms include special features like built-in barbeques, guest houses and private basketball or pickleball courts; prices for these larger homes range from $1 million to $1.5 million. Most Central Chandler subdivisions have homeowners associations, with monthly dues of $50 to $300, providing perks like yard maintenance and access to shared spaces. “A lot of subdivisions have their own pocket parks and amenities," says Janes. "This contributes to an upscale feel."Sunshine Valley Mobile Park, right near Route 87, has two- to three-bedroom manufactured homes from the late 20th century, with attached carports and desert landscaping. Residents share access to a private park, pool and recreation center, and prices range from $50,000 to $100,000, depending on a home's size.
Stores and restaurants at The Shops at Pecos Ranch
There are several retail plazas throughout Central Chandler. The Shops at Pecos Ranch is right in the middle, with eateries that include Nando’s Mexican Cafe for Sonoran-style cuisine, BLD Chandler for brunch fare, and La Sen for authentic Vietnamese pho. Also here is an Orangetheory Fitness and Cold Beers and Cheeseburgers, an outpost of an Arizona sports bar chain with weekday happy hour specials. The closest grocery stores include Fry's, Sprouts Farmers Markets and Aldi. Folks here also shop and dine downtown, about 3 miles north. “We have more than 40 restaurants and bars downtown," Janes says, "and most are locally owned."
Chandler’s iconic Tumbleweed Tree Lighting
Janes describes Chandler as “a community that works hard but plays harder,” and the town is known for its annual festivals and celebrations. One of the most popular is the Tumbleweed Tree Lighting, held each December at Chandler Park, about 3 miles north. "There's always a tree made of thousands of tumbleweeds, and 50 pounds of glitter and lights," Janes says. "A Chandler resident started this tradition in the 1950s, and it’s been going strong ever since.” The seasonal celebration also includes a meet-and-greet with Santa, a parade of lights, and live music.
Chandler Unified District schools receive high marks from Niche
Central Chandler is part of the Chandler Unified School District, which Niche rates A-plus overall and names Arizona's best school district. Local kids may attend Robert & Danell Tarwater Elementary and Bogle Junior High, both rated A; at the former, students can apply for the Mandarin Dual Language Immersion Program, which offers class instruction in both English and Mandarin. Teens can attend the A-plus-rated Hamilton High, which offers career and technical education courses in subjects like graphic design, television production and engineering.
Splash, play and explore at Central Chandler parks
To the east, the 250-acre Tumbleweed Park is Central Chandler’s largest park, with multiple sports fields and courts for bocce, tennis and sand volleyball. The Tumbleweed Recreation Center here offers an indoor gym, racquetball room and dance studio; locals can sign up for group exercise and personal training sessions, as well as art classes like ceramics and painting. Other neighborhood parks include Pecos Ranch Park and Chuparosa Park, where folks can cool off at the splash pad on summer days, when temperatures in Chandler regularly top 100 degrees. Central Chandler is bordered east by the Chandler Paseo Trail, which runs for 6 miles along the Consolidated Canal. "The trail has a paved and an unpaved side," Janes says, "so people can ride their bikes, walk or jog."
Getting around Greater Phoenix
The neighborhood’s bordered north by Route 202, which leads 11 miles west to Interstate 10. Phoenix is 24 miles northwest, and Downtown Chandler is about 3 miles north. Locals typically drive to get around Chandler and the Greater Phoenix area, but they can also take Valley Metro buses, which make stops around the neighborhood. Banner Ocotillo Medical Center is at the northern end of Central Chandler, right near Route 202. The regional Phoenix-Mesa Gateway Airport is 13 miles east, and the larger Phoenix Sky Harbor International Airport is about 19 miles north.
