Homes in The Highlands

Many homes in The Highlands were built after the ‘70s, following Colonial Revival and American Craftsman designs and selling for roughly $450,000 to $650,000. A lot of homes have been built since 2020 and follow New Traditional designs. These recent three- to five-bedroom builds sell for between $550,000 to $750,000. Regardless of the house one chooses, spacious, private, forested lots are a staple of life in The Highlands. “Most lots are around an acre, and here and there, you’ll find two or three-acre lots,” says Matt Cullather a Realtor with EXP who has been selling homes for nearly 20 years. “So, homes aren’t sitting on top of each other.” One-and-a-half acre lots can also still be found in the south waiting for development. They go for between $80,000 and $100,000. There’s also a 55+ section in the south by Lake Margaret. Houses there usually sell for between $600,000 and $800,000.

Schools and information technology

Students can attend schools within the Chesterfield County Public Schools system. They might follow the pattern of O. B. Gates Elementary to Matoaca Middle to Matoaca High School. O. B. Gates Elementary and Matoaca High receive B grades from Niche while Matoaca Middle is C-plus-rated. Matoaca High hosts a Center for Innovative Technology. Alongside taking core classes relating to IT, students select an IT pathway such as game design, 3D design and cybersecurity. Students can also become NOCTI and CompTIA Network+ certified or Oracle Certified Specialists, among other distinguishments.

And there’s even more nature right next door. Spanning nearly 8,000 acres, Pocahontas State Park is the largest state park in Virginia and less than a 15-minute drive away for most residents. Whether residents are looking to mountain bike, archery hunt, swim in the Aquatic Recreation Center or fish or boat on Swift Creek Lake, activities can be enjoyed year-round at Pocahontas State Park.

Fourth of July and ChesterFest

“We have a Fourth of July parade, a fall festival, community yard sales and flea markets,” Cullather says. “There’s always something going on.” ChesterFest, as the fall event is known, takes place at the Chester Village Green, featuring food trucks, vendors, live music, kids’ activities and more.

The stores and restaurants that are most convenient to locals can be found on Iron Bridge Road (Virginia State Route 10). Residents can choose from Kroger, ALDI, Lidl and more for groceries. For cuisine and an atmosphere from south of the border, residents stop by El Patron Cantina Iron Bridge. And locals can vouch for their jumbo margaritas: they really live up to their name. There’s also Riptides Seafood, a family-owned restaurant that serves crabs, oysters, calamari and other delicacies from under the sea.

The highways by The Highlands

The Highlands is a car-centric community. Virginia State Route 288 is about a mile north of The Highlands, and Interstate 95 and US Route 1 are about a 5-mile, or 5-minute, drive east.
