The residential enclave of Melrose Heights is situated on the cusp of lively downtown streets and the University of South Carolina’s exuberant, vibrant energy. Established in 1900 as one of the first suburbs in Columbia, today the neighborhood is now listed on the National Register of Historic Places. “It’s not a particularly large neighborhood, but a lot of people like the charm it offers,” says Mary Lane Sloan, broker and co-owner of the Art of Real Estate, who has 16 years of experience in the industry. Melrose Heights is just six blocks long and 11 blocks wide and is full of unique historic architecture, mature oak trees, and a sprawling network of sidewalks to roam.
Tudors, Craftsman and Colonial Revivals
While Melrose Heights consists mainly of single-family homes, brick low-rise condominiums blend into the landscape. Spacious lots just under a quarter of an acre display blooming gardens and offer room for backyard barbecues. Architectural styles can range from Cape Cods and Craftsman-style bungalows to stately Tudor and Colonial Revivals that vary in price. “Homes in Melrose Heights have a flexible price point. There could be a little two-bedroom home in the $200,000s, but homes can reach into the $600,000s,” Sloan says. “Inventory is usually low. Homes don’t stay on the market very long.”
Shopping and dining along Devine Street
Bordered by some of Columbia’s largest shopping, dining and entertainment areas, residents have easy access to amenities. “Devine Street is home to a bunch of restaurants and bars within walking distance,” Sloan says, like Eggs Up Grill for breakfast and Za’s on Devine for brick-oven pizza. “You can also head to Five Points but it’s a bit further of a walk,” Sloan says. Millwood Avenue leads to Starbucks and Tasty as Fit, a grab-and-go vegan market. Next door, peruse a range of specialty products or snag a panini at Crave Artisan Market. Along Gervais Street, locals can grab a fresh steak at New York Butcher Shoppe and a bottle of wine after a relaxing afternoon at Wesley’s Salon & Spa. “The butcher shop also offers a wine club. Every month they host a small tasting menu, and you can buy wine at a discounted price,” Sloan says. Piggly Wiggly and Whole Foods Market are found along Devine Street, while Publix is less than 2 miles away in Rosewood Shopping Center.

A-rated schools in the Richland School District
Students can attend several excellent schools with A-minus ratings on Niche within Richland School District No. 1. Thanks to the district’s theater and art program, courses like dance, orchestra and theater are popular at Brennen Elementary School, Crayton Middle School and A.C. Flora High School. Crayton Middle was just one of four schools in the state named a National Banner Unified Champion School in 2022 — an honor given by the Special Olympics to schools excelling in inclusivity.
Sunny mornings at Melrose Park
