Located 7 miles east of downtown Dallas, Buckner Terrace was once a part of farmland owned by the Buckner Orphanage. After selling part of the land in 1959, it was divided into industrial and residential areas, and by 1965, the neighborhood had been officially formed. Residents live southeast of White Rock Lake and the Dallas Arboretum and Botanical Garden, providing access to a variety of outdoor recreation. And while this cozy suburb is close to big-city life, its diverse community has an identity all its own, uniting over traditions, community projects and safety initiatives.

Homes under $600,000 close to parks, schools and a lake
Lined with magnolia, oak and pecan trees, the 2,800 development has some of the most affordable homes compared to the rest of Dallas. Featured in PaperCity in 2023 as one of Dallas’ hottest neighborhoods, newcomers will find ranch-style homes, two-story custom brick homes and contemporary newer homes from $310,000 to $520,000. And once people are in, they tend to stay long term. “My most recent clients had been in their home for 30 years. The house hadn’t been renovated in 15 years, but it sold very quickly,” says Karis Jones, a Realtor for Heart & Home Realtors, serving the area for over 15 years. Most homes in Buckner Terrace were built between 1960 and 1990, but in the spring of 2021, the housing development Tennison Village added over 230 single-family homes to the neighborhood. The subdivision features a community pool and clubhouse and offers three —and four-bedroom homes starting at $400,000. Two gated communities, The Enclave of Grove Hill and The Enclave of Wooded Creek, offering custom-built homes, were also added to the neighborhood in 2017. Most homes are over 2,000 square feet, and lot sizes, another appeal of the community, start at 8,000 square feet but can span up to an acre, perfect for entertaining or gardening. Residents also enjoy multi-car garages, plenty of shade and proximity to White Rock Lake, several schools and two parks, depending on what section of the neighborhood they live in.

Large parks, a lake and a botanical garden nearby
The neighborhood’s 8-acre Everglade Park has been a favorite since it opened in 1968. The park offers a pool, trails, a basketball court and a butterfly garden. In 2023, the neighborhood association installed a sculpture entitled “Harmony,” which encapsulates growth, hope and the community environment, displaying yellow butterflies. And at Lakeland Hills Park, residents can play rugby, shred pavement at its skatepark or let the kids play. Buckner Terrace is 3 miles from White Rock Lake, a popular summer spot for boating and fishing. The surrounding White Rock Lake Park offers a 9-mile hiking and biking trail, a dog park and the Bath House Cultural Center. Residents can also hop next door to the Dallas Arboretum and Botanical Garden to escape into nature within the city. With 19 named gardens, the 66-acre garden is home to over 2,000 azalea varieties and other floral displays.

Mom and pop dining and the State Fair of Texas
Most shopping and dining options are along Interstate 30, North Jim Miller Road and Samuel Boulevard, most clustered at the neighborhood’s center. Los Arcos De Jalisco is a popular family-run spot in the neighborhood known for its tortas and chicken tacos. Las Huastecas is another favorite in the neighborhood, serving authentic dishes, such as barbacoa tacos and pupusas. Fast-food chains like Wendy’s and Taco Bell surround the rest of the area. Walmart, Ross Dress for Less and Sam’s Club are 2 miles east of the neighborhood off I-30. Flea market Garibaldi Bazaar is also located here, where residents can peruse all sorts of treasures, from furniture to toys, jewelry and even homemade snacks from local vendors. For more shopping needs and boutiques, residents can reach Town East Mall within 6 miles via U.S. Route 80, which offers over 160 stores and dining options. Residents are 5 miles from one of the area’s biggest venues for entertainment. Every September, over 2 million people flock to the State Fair of Texas held at Fair Park throughout October. A tradition for over 130 years, the fair is known for its pig races, Fletcher’s corny dogs, a full auto show and Big Tex, a 38-foot-tall sculpture that debuted in 1952 and is now a cultural cowboy icon. "Everyone goes for the fried food and Ferris Wheel and to see the animals,” Jones says. The historic 277-acre park also offers five museums, including the African American Museum, 10 entertainment venues and hosts events year-round from yoga to art in the park and rodeos.

Excellent extracurriculars at Buckner Terrace schools
Skyline High School in the Dallas Independent School District serves the area, and local students can attend Bayles Elementary, Harold W. Lang Sr. Middle School and Skyline High School, all within the neighborhood. The elementary school, which offers a chess club, earned a B-minus grade on Niche, and the middle school holds a C-plus. Skyline, which also earned a C-plus on Niche, was the first high school in the United States to offer a magnet school curriculum. The school is one of the top schools in the Dallas-Fort Worth area for STEM and offers a robotics club and cross-country teams.
