1980s homes with competitive price tags

Most of the homes here were built between the late 1970s and mid-1980s, including split-levels, brick ranch-style homes and modern traditional builds. Houses sit close together with fenced-in backyards and attached garages, and a lack of through traffic makes for quiet streets ideal for walking and biking. The neighborhood’s median sales price is around $540,000, significantly lower than the Jefferson County median of $660,000, making it an attractive market for those who want Denver access without the higher price points that come with living close to the city. Homes start in the upper $400,000s and reach the low $600,000s.

Nearby public schools and open enrollment

Highly rated Jefferson County schools like Mortensen Elementary and Falcon Bluffs Middle are close by, and parents can walk or drive their kids to the elementary school without leaving the neighborhood. Like all Colorado districts, Jeffco Public Schools offers an open enrollment program, so you can apply to send your kids to any school in the district, even if you don’t live in its designated attendance zone. Here’s what you should know about the area’s open enrollment policies:

  • Applications are available as space allows, and are taken on a first-come, first-served basis.
  • The application process for Jeffco Public Schools typically begins in December for the following school year.
  • Admission to a school does not guarantee transportation, as most bus routes only serve a school’s specific attendance zone.
  • Families can also apply to out-of-district schools, but admission is less common for schools outside of your district.

Recreation in Deer Creek and Chatfield State Park

“Proximity to the mountains is a huge draw for many people moving to this area,” says Mike Burns, broker at Re/Max and longtime Jefferson County Realtor. “With wide open spaces along the foothills, there is endless outdoor activity nearby.” The rolling hills of Deer Creek Canyon Park feature picnic shelters and over 14 miles of hiking trails. Chatfield State Park is just a few miles south of Dakota Station and is home to more trails, a dog park and an expansive reservoir. “The Chatfield Reservoir offers fishing, camping and watersports, plus it has a swim beach,” says Steve Westfall, a local Realtor with Re/Max Professionals who has been selling in the area for decades. “And you can use motorized boats there too. It’s one of the most popular water recreation spots in the Denver area.” Closer to home, Dakota Station Park has tennis courts and a playground, while Ken Caryl Ranch Community Park has baseball diamonds and open field space.
