Lower Downtown Denver (“LoDo”) is as unique in the modern day as its beginnings in 1858, when gold was discovered at the junction of Cherry Creek and the South Platte River. Today, Denver’s oldest settlement city is home to 127 historical structures where residents live and work, as well as sleek new buildings to keep the Mile High City on the cutting edge. It’s one of Denver’s undisputed hubs for dining, shopping, and outdoor recreation (read: professional sports).

LoDo is comprised of 25 square blocks, many featuring late 19th-century architecture. “There’s a mix of old warehouses that were converted to lofts, and newly constructed condos,” Susan Chong, the principal broker at Iconique Real Estate, says. She grew up in Denver and can see the bustling city below from her office downtown. “Historic LoDo is over 100 years old, and the areas facing Wynkoop St and Lake Street Market are all historic with a lot of housing available. The opposite side on Lee Water St is brand new, and everything there is about 10 years old.” Historic units go for $600,000 to $2 million, and city-sleek condos go for $550,000 to upwards of $3.5 million for a penthouse view.

Several large parks are located in and around the LoDo neighborhood. The most visited park is Coors Field, renowned as the home of the Colorado Rockies. Baseball aside, getting outdoors is a LoDo cultural staple. Whether it’s the ramps and rails at Downtown Denver Skatepark, the waterfront vistas on the Cherry Creek trail or the wide-open spaces at Commons Park, residents have plenty of choices for how to enjoy their pockets of peace.The sprawling Elitch Gardens amusement park is the icing on the cake for LoDo residents and visitors. “When you see the Downtown Denver skyline, the Ferris wheel is part of it. It’s iconic to the area,” Chong shares.

LoDo dining and shopping
Vibrant bars, breweries and boutiques line the streets of Larimer Square, the “beating heart” of LoDo’s deep history. Residents grab a bite from colorful chain restaurants or historic Denver staples like The Cherry Cricket before taking a walk across the photogenic Millenium Bridge to get to Union Station. First dubbed the Denver Union Depot when it opened its doors in 1881, the station is a place for fine dining and boutique shopping alongside commuter options for traveling across the city or to the airport.
Pro sports and LoDo local events
LoDo is famous for its nightlife and year-round events, including the ongoing Wild Music Series, weekly Pub Crawl and LoDo Walking Tours. Locals head to the Union Station Farmer’s Market on the weekends and enjoy thousands of twinkling lights at the Grand Illumination of the station’s 40-foot-tall Christmas tree. Sports are another heavy hitter for LoDo folks. “They just renamed part of Wewatta Street to Championship Way,” Chong shares. “All the pro sports are within walking distance from this location – Coors Field for the Rockies, and the Ball Arena, where the Nuggets, Avalanche and the Mammoths play. Empower Field is a mile away for pro football.”

Denver public schools for LoDo kids
Kids in LoDo fall under Denver Public Schools District No.1, and many go to school in the heart of the city. The Kepner Campus houses several in-city public schools in one building, including Rocky Mountain Prep Southwest Elementary Charter School, which earns a C-plus from Niche, and Kepner Beacon Middle School, which earns a C-minus. Like LoDo, East High School is a historic institution; you can spot its 162-foot clock tower from a mile away. The school earns an A from Niche.
Getting around downtown Denver and beyond
This pedestrian-friendly area of Denver is also a center point for public transportation throughout the city and beyond. Residents head to historic Union Station to catch a ride on Denver's Regional Transportation District (RTD) rail system, which spans over 34 miles and 50 stations. And for longer trips, Denver International Airport is only 25 miles away. “The A-line is a direct train to the airport. Union Station is one end of the line, and the airport is at the other end,” Chong says. “There’s no transfers, it’s just 37 minutes door to door. It’s a very convenient and clean option.”
