Formerly farmland, this Durham community features a country club
Five miles northwest of downtown Durham, a large stretch of meadow and forest in the early 1900s was once farmland dotted with dairy cows and quilted with patches of corn and hay. Today, it’s the sought-after community of Croasdaile. The neighborhood is named after the landmark farm still standing at its heart. But instead of fields, much of the area is now a sprawling network of suburban homes and parks anchored by a country club and a retirement community. "I love my neighborhood!” gushes Janet Breedlove, a Realtor with West and Woodall Real Estate. “The people make the community. We’re always waving at each other going up and down the streets. When you say, ‘it takes a village,’ I mean it in a positive way. It’s supportive,” continues Breedlove, who has lived in Croasdaile for over two decades. In addition to families and retirees, doctors at Duke Hospital and faculty at Duke University call Croasdaile home, enjoying the neighborhood’s closeness to Interstate 85 and walkability to local restaurants and shops.
Croasdaile Farm has over 400 homes, 260 apartments and over 50 luxury townhomes.

Luxury townhouses, New Traditional and ranch-style homes
Croasdaile offers properties in a range of architectural styles and price points. “It’s got everything from multimillion-dollar homes down to apartments,” says Steed Rollins, a Durham native and Realtor with Peak, Swirles & Cavallito. In the Croasdaile Farm subdivision, buyers can choose from luxury townhouses and large detached homes in New Traditional and Colonial Revival designs, all built within the last 30 years. Properties here are arranged closely on wide, curving streets lined with sidewalks, with parks and ponds nearby. Townhouses range from $350,000 for an older unit to more than $800,000 for new construction. Detached homes start at $700,000 and often sell for over $1 million. Along the neighborhood’s western residential streets are split-levels and ranch-style homes built in the 1960s and 1970s. These homes usually sit on larger grass lots along forested roads, costing between $300,000 and $500,000. There is also a new development in the southern part of the neighborhood; homebuyers can find to-be-built homes in The Stonewood Estates community starting at $700,000. Breedlove notes, “Homes can sell in less than a week. What was for a long time a hidden gem is now a discovered jewel.”

Athletics and a student-run newspaper at Riverside High
Durham Public Schools serves the neighborhood. At one end of Croasdaile Farm Parkway is Hillandale Elementary, earning a C-plus rating from Niche. C-rated Brogden Middle is roughly 3 miles from the neighborhood. Students return to Croasdaile to attend B-rated Riverside High. The school encourages student involvement through its art and athletic programs and various clubs, including a literary magazine club, an environmental club and a math team. There’s also a student-run newspaper called the Pirates' Hook. Students can enroll through a lottery system to attend magnet schools like the sixth through 12th grade Durham School of the Arts, which offers curriculums focused on performing and creative arts such as band, theater, game art design and creative writing. Rollins says Durham Academy, a Kindergarten through 12th grade school, is considered the premier independent school in the city.
The Riverside High School Pirates have a variety of after school sports for students.
Brogden Middle is a public school located in Durham, NC, and serves around 625 students.

Golf or swim at the Croasdaile Country Club
Valley Springs Park is a place for team sports with athletic fields, picnic shelters and a playground featuring slides and climbing obstacles. Residents perfect their frisbee throws on a 22-hole disc golf course winding through the woods. Croasdaile Country Club offers its members luxury amenities such as an 18-hole golf course, tennis courts, swimming pools and a fine dining restaurant. The public Hillandale Golf Course is just across Interstate 85. In the Croasdaile Farm community, “there are plenty of beautiful walking trails, a park with a gazebo and a little pier where you can feed turtles and fish,” Breedlove explains. Hikers have miles of secluded wooded trails to traverse in Eno River State Park and Duke Forest, two expansive green spaces thousands of acres in size.

North Carolina barbecue at Picnic
Residents can walk along quiet neighborhood streets or take a long paved path through the greens of Croasdaile Country Club to Croasdaile Commons, a convenient collection of restaurants, retailers and small businesses like Walgreens, the UPS Store and KD Nail & Tan, a beauty salon. Bleu Olive is the place for an elegant Mediterranean meal. Next door is Melo Trattoria & Tapas, which tries to take diners to Italy in its cozy space accented by murals of the Italian countryside and tables dressed in red and white plaid tablecloths. Uniquely near the middle of the neighborhood is one stand-alone restaurant, Picnic, serving whole-hog barbecue and Southern fare. For groceries and retail shopping, familiar brands such as Harris Teeter, Food Lion and Ollie’s Bargain Outlet are right outside the neighborhood. Residents drive into the town center for entertainment. “Downtown has a lot of different things to do, whether going to see the Bulls or a show at the Durham Performing Arts Center. It’s one of the real hot spots for nightlife, restaurants and clubs,” Rollings says. The Durham Bulls, a Minor League Baseball team, plays at their self-titled athletic park, which opened for the 2024 season with several upgrades, including a new field.

Walk to amenities, drive to downtown Durham
Residents can walk to the Croasdaile Commons shopping center, but most depend on personal vehicles to run errands, get to work or visit downtown 5 miles away. “You’re 20 to 25 minutes from the airport, and you’re just minutes from getting on I-85, which can take you north or south,” Rollins says. Duke University is a major employer and is only 10 miles south. Research Triangle Park, a major research and innovative employment hub, is 15 miles southeast. GoDurham bus stops line Hillandale Road, a 3-mile trek for residents in the western part of the neighborhood. Durham Station and Durham Transportation Center are downtown, offering Amtrak train and Greyhound Bus services to reach destinations around the state, like Charlotte, and along the East Coast, such as New York.
GoDurham offers a bus service, but the closest stop is almost a mile away.
