The second-largest subdivision in Volusia County
Dating back to the 1940s, Florida Shores was annexed into the city of Edgewater in 1957. Today, the bedroom community is considered the second-largest subdivision in Volusia County. Living here allows locals to have a 15-mile drive to the coast with less traffic and tourism than the nearby New Smyrna Beach. "Florida Shores is a very treed area with lots of shade. One of our parks is in the neighborhood, and we have a wonderful elementary next to it," says Carla Cottrell, a Florida Shores resident and Realtor with eXp Realty. "The area was founded before HOAs were a thing. It was built in phases, so there are all types of architectural styles."
Florida Shores has a volunteer neighborhood association that hosts activities and gatherings that bring locals together. The association also manages an active Facebook group that posts current events and photos from parties at the local clubhouse. Home prices are comparatively lower than the surrounding beach communities. The local business route, U.S. 1, contains shopping plazas and retail to the east. Train tracks are also found along the eastern side of the community.

Midcentury homes on narrow streets
Narrow streets are shaded by trees, as palms and pines frame front yards. Although the community has few sidewalks, neighbors often walk home from school or exercise with their dogs. Most residences are single-story ranch-styles and bungalows from the 20th century. However, a few parcels of land were developed into new traditional, two-story homes. Residential lots span a quarter to a third of an acre, with front yards and occasionally a boat in the driveway. Homes are primarily brick and concrete, but some have stucco exteriors.
"The market is a mixed bag currently, with custom-built homes selling faster than older homes," says Craig Brinson, an Edgewater resident and Realtor with the Barnett Group Inc. "It kind of works in cycles, and people used to move out of the area to New Smyrna Beach, and now it feels like people are coming back." Dwellings from the 20th century generally range in price between $200,000 and $450,000. More recent homes built after the millennium, including new constructions, range from $275,000 to $525,000.
Florida Shores also contains many unique homes overflowing with visual charm.

Learning at Volusia County Schools
Volusia County Schools allows residents to apply for school choice. Families must provide their own transportation to schools outside their attendance zone. Young students stay inside the neighborhood to attend Indian River Elementary, which has a B-minus grade on Niche. New Smyrna Beach Middle also has a B-minus. According to Niche, the B-plus-graded New Smyrna Beach High earns the No. 4 spot among the county's top public schools. The high school offers career and technical education and online dual enrollment courses with the University of Florida. The middle and high schools are about 5 miles away.

The Votran bus or multiple interstate
Volusia County offers the Votran, a public bus line throughout the county. Florida Shores is serviced by two stops along 30th Street at Willow Oak and Sabal Palm. Commuters can get around the area on United States Route 1, which is just north of the neighborhood on its journey from Maine to Key West. A bit further south are Interstate 4, which runs east to west across the state, and Interstate 95, which runs parallel to Route 1.
The popular Whistle Stop Park, trails and going to the beach
One of the most popular outdoor spaces in Edgewater is Whistle Stop Park. The green space has athletic courts as well as multiple fields for youth and adult sporting leagues. "It's also known for the skate park, which is a rarity in these parts," Cottrell says. "Plus, there's a fitness trail with equipment and a spray playground." Teens often hang out with friends in the afternoon while skating and playing basketball. Sometimes, community events are held at the park. Young children also visit Henry Family Sensory Park on Umbrella Tree Drive. Hikers and bikers can use the East Central Regional Rail Trail, with an access point about 4 miles west. The neighborhood is 10 miles from the 27th Avenue Beachfront Park, which features cabanas and a playground for kids.

For those that enjoy cycling, the East Central Regional Rail Trail runs through Florida Shores.
Nearby Atlantic beaches are less than 10 minutes away from Florida Shores.

Shopping at the Edgewater Commons
The neighborhood is primarily residential, while shopping and dining are concentrated along U.S. 1. "We have a Publix and a Walgreens Pharmacy at the mouth of the neighborhood," Cottrell says. "Two miles down, we have a Winn Dixie on the corner with a Japanese restaurant and a Subway. There's an ALDI across the street." Many local restaurants are also found along the roadway, including JC's Riptides, which offers surf and turf menu items. "We also have a local pub, Trudy's, where people like to eat and hang out. "It's like a little gem inside the neighborhood," Cottrell says. The laid-back bar hosts Taco Tuesday nights as well as live bands on Thursdays and Fridays.

Community events in Florida Shores
Florida Shores Property Owners Association manages the neighborhood clubhouse, which is usually rented for private gatherings and birthday parties. The indoor space also hosts weekly bingo nights and an annual Fall Art and Craft Show. On the second weekend in December, locals gather on Indian River Road for the Edgewater Christmas Parade. In the evening, boats decorated in string lights float along the Intracoastal Waterway for a parade from Edgewater to New Smyrna Beach. The city also hosts a series of public events called EDGEfest, which includes a fireworks show in July, kid-friendly parties during the summer, and a Fall Festival and Trunk or Treat event.

A history of drainage problems
The region is at risk of severe weather, including hurricanes, which may cause flooding and property damage. Florida Shores contains dry-bottom retention ponds and canals on the side of most roadways to combat flooding. However, the neighborhood has a history of drainage issues following heavy rain and floods. Some residents have banded together to clean out these draining systems to prevent future flooding.
