More than half the neighborhood is zoned for industrial use, while about one-fifth is made up of older homes on quiet residential streets. Homes are situated on a flat street grid that extends out from the downtown district toward the city’s northern edge. Homes were primarily built between the early 1900s and 1950 in a mix of Traditional, bungalow and Craftsman styles. Some have been well-maintained and renovated while others have not. Prices range from around $50,000 to $150,000, putting them below the city’s median home price. About 70% of residents are renters. “There used to be a lot more homeowners, but a lot of the older people have died or moved on. It’s mostly renters now,”
