Today, this nearly 15-mile corridor remains shaded by mature palms and banyans, connecting historic 1930s-era homes to walkable sidewalks and bike paths. The riverfront location provides access for kayaking and boating, with waterways linking to the Gulf of Mexico, while the boulevard’s residential streets reflect a mix of Spanish Revival and Florida architecture. “The architecture and lifestyle are the biggest draws,” says Eric Dinkel, a Realtor with Cornerstone Coastal Properties. “Homes hold their value well here.” Though quieter than downtown Fort Myers, just minutes away, McGregor Corridor's appeal lies in its balance of historical roots and riverfront location—a neighborhood where palms planted over a century ago continue to frame daily life.

Waterfront homes with river accessibility
In McGregor Corridor, the majority of properties have typically sold for between $250,000 and $400,00, though a number of others have gone for above the half-million-dollar mark. Intricate, palatial estates stretch into the multi-million-dollar range, as well. The variety of styles means contemporary, modern flair can be found alongside more modest ranch homes on McGregor Corridor's streets, as well as larger riverfront complexes and Spanish Revival designs. Many of the homes on the waterfront feature small docks extending out into the rolling waters of the Caloosahatchee. Some constructions have been standing for a century or close to it, with much of the neighborhood’s development taking place between the 1950s and the turn of the millennium, while new homes are still being built and there’s other, private communities to the south.

Students in the McGregor Corridor neighborhood attend schools in the Lee County Public Schools district. Tanglewood Elementary School is located immediately northeast of Whiskey Creek Country Club, serving pre-kindergarten up through fifth grade and receiving a B-plus from Niche. Cypress Lake Middle School follows with its enrollment of students from sixth to eighth grade, also scoring a B-plus with Niche and ranking in the service’s top 25% of public middle schools in the state. Cypress Lake High School finishes the pipeline with grades nine through 12, ranked the 30th-best high school for the arts in Florida by Niche and rating at an A-minus.

Also nearby are Jefferson Park, which features a dog-walking trail; the small Seminole Park; Bowling Green Park, with a playground; and Hunter Park, with its walking and biking trails along with grilling areas and pavilion.

For some local flavor, residents of McGregor Corridor can head to the local Deep Lagoon Seafood and Oyster House, which has four locations. Featuring intricate artwork of a variety of fish lining the walls, from sharks to swordfish, the restaurant is located near the southernmost end of McGregor Corridor. Other favorites include the Lazy Flamingo and Whiskey Creek Station, the latter of which has been in operation for nearly four decades and prides itself on its comfort food. CRaVE Restaurant does triple duty as a place to eat as well as a sandwich shop and market, while both the McGregor Café and the McGregor Pizza Company are situated near the northern end of the area. Cypress Lake Drive has additional eateries and, along Cleveland Avenue a few minutes east, chains like Krispy Kreme and Hooters can be found alongside shopping centers on the main thoroughfare. A Publix on South Pointed Boulevard, a Walmart Neighborhood Market to the east and a nearby Sprouts Farmers Market all serve grocery needs.

Seven miles from downtown Fort Myers
Farmers markets, art and music walks, annual festivals and boat shows are yearly staples in Fort Myers proper, but closer to McGregor Corridor there’s other opportunities for recreation. Fort Myers Country Club was designed more than a century ago and sits just north, playing host to events as well as those who want to hit the links. Master-planned communities like The Landings and the Caloosa Yacht and Racquet Club are also nearby, while Fort Myers Beach is only about a 10-mile drive south.

Headed west across the river or south to the beach
College Parkway serves as McGregor Corridor's link across the Caloosahatchee, becoming the Cape Coral Bridge and Cape Coral Parkway as it spans the river before passing into Cape Coral itself. McGregor Boulevard bisects the wider, middle portion of the neighborhood and geographically serves as the eastern boundary for the northern and southern sections, the thoroughfare becoming San Carlos Boulevard en route to the beach as it runs south and, to the north, reaching into Fort Myers.

Ft. Myers does not have many mom-and-pop stores which I personally prefer, it mainly consists of chain stores and extremely similar places. There's not too much variety or choice of shopping. It's possible to get everything needed but the stores could use some updating and variation.
