A developing community in southeast Fort Worth
Burchill is a deep-rooted community in southeast Fort Worth that's growing in response to resident demands and investment from Texas Wesleyan University. A part of the area's "Rosedale Renaissance," the private college poured over $50 million into its campus and the surrounding community. This investment included the purchasing and revitalization of storefronts along Burchill's thoroughfare, Rosedale Street. Additional efforts from the city of Fort Worth and the Texas Department of Transportation led to new lanes, lighting and sidewalks on Rosedale. And this investment translated to the rest of Burchill. "There's a community-wide call to increase overall safety and visibility in the area," says broker associate Gaby Duran of Monument Realty. Duran is a Fort Worth native who has sold homes across the region for over a decade. "The school has had a big impact on the community, and a lot of positive development is happening right now." Burchill has an overall CAP Index Crime Score of seven, which is higher than the American average of four. But Duran emphasizes that Fort Worth is listening to its residents. "They're starting to put up more lights and putting in efforts that have made people feel safer."

Cottages and bungalows from the 1920s
Homes in Burchill primarily include modest cottages and Craftsman bungalows with front porches and dormer windows. "They're big on maintaining the craftsmanship and historical value of the homes here," Duran says. "If there is new construction, they make sure to follow historic guidelines." Most homes are built relatively close together on mostly sidewalk-lined streets. Driveways and carports are typical, but some houses have built-in garages. Burchill is a popular neighborhood for first-time homebuyers. A three-bedroom home can cost between $100,000 to $200,000. Because several houses in the area were built in the 1920s and '30s, many have been completely renovated and remodeled. These homes are typically listed from $230,000 to $280,000.

Students head to Polytechnic High School to earn their diplomas. High schoolers can earn Associate Degrees alongside their high school diplomas through Polytechnic's Pathways to Technology Early College High School program. Residents spend most of their time outdoors at Sycamore Park across East Rosedale Street. Sycamore Park has been a community staple for over 100 years, initially called Glenwood Park. Throughout the years, a soccer field, tennis court and spray pad were added to its 154 acres. It still maintains some original flair with features like the 1920s footbridge from the Fort Worth Southern Traction Electric Company. Today, the park is home to local sporting events and community gatherings. "The community is investing in the park," Duran says. "It's becoming more family-friendly again." Plus, Sycamore Park features segments of the Trinity Trails System, a collection of paths where locals can bike south to nearby parks like Cobb Park. Locals also meet their neighbors at the Sycamore Community Center, which features a boxing center, fitness center and computer labs.

Burchill is primarily residential, but Vaughn Boulevard and Rosedale Street each have a few local shops and restaurants. Black Coffee, a local café open seven days a week, features signature drinks like honey lavender and cinnamon honey lattes. The coffee shop is known for its inviting atmosphere and was listed in the Best of Fort Worth in 2020 by Fort Worth Magazine. Birreria y Taqueria Cortez is a popular spot for dinner.
