With two major Texas highways on both sides of the neighborhood, Mitchell Boulevard is a connected neighborhood on the east side of Fort Worth with a mashup of home styles. "It's a nice little pocket with a lot of opportunities for homebuyers and builders since the lots there are decently priced," says Claudia Cruz, a local Realtor with Monument Realty who specializes in new construction development and is a born-and-raised Texan. In addition to modest prices, access to public transportation and highways attracts buyers. Cruz says this makes commuting to downtown Fort Worth a breeze.

Mashup of home styles and land lots
The streets of Mitchell Boulevard can follow a rigid or winding grid pattern and include street parking throughout the neighborhood, with some areas having narrow sidewalks on at least one side of the street. Limited trees and little vegetation fill the streets of the neighborhood. Properties constructed more than a century ago and new construction homes built in the 2020s illustrate the mashup of architectural styles in the area. House prices typically vary from around $150,000 for a mid-20th century ranch-style home to around $605,000 for a duplex with a fenced-in backyard. "This neighborhood definitely has better prices than surrounding areas," Cruz says. Developers and homebuilders look to the area for land lots, commonly ranging from $45,000 to $200,000, depending on the acreage.

Running trails and a playground at Cobb Park
Home to two parks, Hillside Park and Cobb Park, and surrounded by multiple others, Mitchell Boulevard offers plenty of open spaces. Cobb Park's 225 acres make it the largest park in the community, filled with trees that provide a perfect canopy of shade in the hot Texas sun. Children can run around on the playground or swing on the swing set while the adults hang out by the picnic tables or grill under the pavilion. Runners and bicyclists follow the pavement pathways that slice through the park's woods to the north end near Sycamore Park. Speaking of which, Sycamore Park hosts Texas Wesleyan University Baseball and Softball games at the Ram baseball and softball fields. While the college kids play ball, the younger generation can cool off at the Sycamore Water Park, which includes colorful splash pads and water park equipment.

More than a century of learning at Polytechnic High
Carroll Peak Elementary School sends out a weekly newsletter called Dragon's Tales to connect families with what is happening at the school; the elementary earns a C rating from Niche. Morningside Middle School, which has a C-minus, offers students clubs and programs to participate in, including drama, band and activities clubs. Polytechnic High School, known locally as "Poly," started in 1907 and is the alma mater for Johnny Vaught, a football coach at Ole Miss University and a College Football Hall-of-Famer. Wedged between Highway 287 and Interstate 35 West, Mitchell Boulevard offers various options for transportation and commuting. These major roadways lead straight to downtown Fort Worth, about three-and-a-half miles away, and nearby areas like Uptown and Southside. Buses from the Trinity Metro Line, known locally as 'The T,' transport residents throughout Fort Worth. Some areas south of Cobb Park and near the highway are more walkable, both for errands and walking to bus stops. Travelers head about nine miles north to Fort Worth Meacham Airport or 24 miles east to DFW International Airport. There are several hospitals within a few miles across I-35, including Medical City Fort Worth and John Peter Smith Hospital.
