Quiet, connected and ripe for new development, Fort Worth’s South Poly community is attracting more attention as property values in the DFW continue increasing. “I work with a lot of new construction, and this is one of the few areas where people can build a home for a good price,” says Claudia Cruz, a Realtor with Monument Realty. According to the City of Fort Worth, South Poly is considered an NEZ, or “neighborhood empowerment zone,” says Sergio Cepeda, a Realtor with Ready Real Estate, who has been selling in the area for 10 years. “It allows builders and investors to apply for certain tax exemptions. It’s an area of Fort Worth that the city has put a lot of money into.” He says the neighborhood is also in a good location. “You’re within, like, a 12-minute drive from Downtown Fort Worth, Texas Christian University (TCU) and the Stockyards.” The Stockyards is a historic district that includes nearly 50 bars and restaurants, over 50 shops and an array of attractions. Thanks to the neighborhood’s proximity to U.S. Route 287 and the Martin Luther King Jr. Freeway -- which run parallel to each other less than a mile from most properties in the community -- residents can quickly get to some of Fort Worth’s most prominent attractions and major employers.

The streets of South Poly are laid out in an uneven grid, predominantly lined by ranch-style homes. The homes, some dating to 1920, bring a rustic character to the community. Several one-story, new-construction homes give the neighborhood a fresh feel. Single-family homes in South Poly have sold for between $120,000 and $350,000. “There’s a lot of inventory right now,” Cepeda says. “It’s a balanced market. Housing is still affordable there.” South Poly also has townhouses, which don’t hit the market often. The neighborhood received a CAP Index Crime Score of 7 out of 10, higher than the national average of 4.

“The good thing about South Poly is it has easy access to I-35 and I-30,” Cepeda says. “Most people work in Fort Worth.” The neighborhood is also close to U.S. Route 287, which provides residents with access to Downtown Fort Worth, 5 miles away. Downtown Dallas is a 33-mile drive. The Trinity Metro bus system has stops along East Berry Street and runs throughout Fort Worth. The Dallas Fort Worth International Airport is 25 miles away. The nearest hospital is John Peter Smith Hospital, 3 miles away.

Stormie Mondays is the only dining option available in the neighborhood. The restaurant serves lunch and dinner: burgers, sandwiches, baked potatoes, and salads. Taqueria La Guelaguetza offers Mexican favorites amid a colorful and inviting interior. Just north of the neighborhood, Black Coffee allows locals to grab some caffeine and a breakfast sandwich. Down the street from Black Coffee is Joe’s Hangout, which serves Italian food like pasta and pizza. Joe's also has an array of TVs, making it a popular place to catch a game. There is a Fiesta Mart just east of the neighborhood and a Walmart Supercenter to the west.

Baseball fields and a basketball court at nearby Eastover Park
While there aren’t any parks immediately within South Poly, there are several nearby. Englewood Park is just to the north and has open green space, a playground and a basketball hoop. A little farther to the northwest is Titus Paulsel Park. It has a playground, basketball hoop and a short walking path. To the northeast is Littlejohn Park, which features a playground with a large swing set. Eastover Park is right down the street from Littlejohn and has baseball fields, a walking path, a basketball court and a playground.
